Blackstone's announced $10B acquisition of AIR Communities is not only bullish for the real estate market, but it says a lot about their opinion of interest rates. If Blackstone thought the 10-year UST would jump to 5% or 5.5%, real estate values would fall further. This deal doesn't appear to be headed for their long-term BREIT vehicle where it could withstand short-term rate/value fluctuations. Instead, it's for their opportunity fund. That vehicle is shorter in duration and requires higher returns. They must believe values aren't falling from here...and that rates aren't going to spike higher. Does this mean everyone should go out and pay 5-caps for core apartment properties? No. Blackstone has better financing options and scale to make a deal like this work. A one-off acquisition should still focus on cash flow and ways to improve the yield. Even Blackstone is adding $400M (4% of purchase) to add value and increase the yield. We're doing the same thing, on a much smaller scale. Our latest deal in Dallas is a core-plus asset where we will do targeted physical improvements (technology, amenities, colors, etc.) to improve the cash flow. Plus, it generates positive cash flow from the start. Nick is a limited partner in several private equity funds at Ironton Capital, where he also played a major role in raising $20M. He is also a partner at his own firm, where he focuses on smaller syndications and out-of-state fix and flips.
