Several regions with the highest proportion of hotel rooms under construction relative to their current inventory are located outside major city centers. South and East San Diego, La Guardia/North Queens, and West Phoenix are expected to see the most substantial increases in hotel room inventory among the nearly 700 submarkets monitored by CoStar/STR. According to CoStar Downtown Myrtle Beach Hospitality, the Myrtle Beach market comprises 274 hotel properties, which contain around 32,000 total rooms. Hotels tend to be larger in the area than in the typical U.S. market, but not by a huge amount. The average building has around 118 rooms, compared to the U.S. average of 88 rooms per building. There are 134 rooms spread between two projects underway in the Myrtle Beach market, representing a 0.4% expansion of the existing inventory. The hospitality market in Naples, Florida has been booming, with recent reports showing hotel occupancy has surpassed the national average over the last year. Following robust demand, Naples has seen an increase in developments currently under construction, including The Athens Group’s Naples Beach Club, opening next year.
