I had an excellent conversation on Bloomberg Radio regarding real estate investing this past year and the prospects for 2025. While there are lots of factors to track at the macro-level, such as interest rates (that have not dropped as fast or as steeply as everyone was expecting a few months ago) or the potential for tariffs under the second Trump Administration, I am bullish on our strategy of buying and improving workforce multifamily housing in the Southeast, where both population and wages are growing faster than national US averages.

According to Marcus & Millichap CEO Hessam Nadji, the commercial real estate market is on track to reach a turning point in 2025 as a variety of positive factors converge, including gradually improving interest rates and a 10-year treasury yield that is coming back in. Other factors pointing to positive momentum in the new year are steady job growth, two years of price corrections, commercial property value adjustments of between 20% and 30%, and a pullback in supply with lower construction starts.
