The Rubicon Trail can be found west of Lake Tahoe, approximately 80 miles east of Sacramento. Perhaps the most difficult trail on the list, this route leads from Georgetown to Lake Tahoe, a total distance of 22 miles. This is a story about the world's oldest Park Ranger that serviced in San Francisco bay area, if not mistaken. She now tells a story about what life was like, as the first black family to move to Walnut Creek. The only part about this story that is concerning to me, is that she declares she could have done what she did without a man. There may be many women that feel this way. I have many friends that have said this too. My younger self may have thought this too. With age, comes wisdom to think differently on this. Men are equally valuable people in humanity. Every time a woman says she can do things without a man, I'm almost certain in 90% of the time, they do not truly mean it. I had a friend say she did not need a man after 2 divorces, and she said never again. Not 2 years later, is she dating, then she re-marry's a 3rd time. He's a Contractor, and they 'build" things together in the garage, and its very fulfilling to her. She can't stop talking about how great he is/they are. The Community Building concept actually applies here. Life is about "BUILDING". When 2 people in love get together, they usually start "building" at something: First, at building a new marriage, and life. Its starts with buying or "building" a home. You build up that home, you build your yards, gardens, sheds, mancaves Then, you build a family. You have 1 - X number of children. You build in your spiritual lives, and in your church communities. Ultimately, you may start building in your Citywide communities. When you stop building together, is when the spouse strays, divorce starts to set in, children start to tear away from you, your family abandons you, or your community abandons you. Then, life starts to fractile. You don't care about too much anymore, and you start to feel depressed. You feel isolated, split within yourself, and you sometimes don't know what you want, you can loose a sense of purpose, or what to do with yourselves. Some people feel more stressed, depression, anxiety and get diseased At least one of these has happened to me before. I have to fight hard with my mind. I need to say something to men, from the heart, as we start to build up women. Men and women building together, throughout life, are vitally important. Its a systemic issue that is the problem, not the men. I believe what women really feel, is that they wish they can better reach and connect with men, to keep the "building" going and better support women, to hold onto a connection. I'm not a feminist. I realized under pandemic, that we all need help. Its been evidenced by the brave men that shared their vulnerabilities in this social media community. From the men that have started to share more, I have learned a lot. I think its great that we're carefully trying to fine tune into each other, while trying to grow together. Women's History Month Day 14 and I look with admiration to Betty Reid Soskin - a woman who seems to have tried it all, and at 101, is still looking forward to what the future holds. Congrats to the good folks at Western SC | Economic Development Partnership and the South Carolina Department of Commerce! Their hard work, as is often the case, was a huge factor in getting Columbia Vehicles to locate in Aiken/SC! For those not immediately tangential to this deal like we were, I thought it might be interesting to overview from a broker's perspective how deals like this come together. - In this deal, we represented the seller. (I've included a Case Study and Video as reference for the steps we took in representing our client). Our fundamental goal as fiduciaries for our client, Fenix Manufacturing Solutions, was to maximize their return on the building. Ultimately, we ended up with two different prospective buyers at the table, both of which would've been impactful for our community. Of particular note here is the $/SF that we were able to demand for the facility, given market factors at play including limited availability of facilities. We negotiated hard using the data at our disposal. Additionally, we were able to close quickly (64 days). Glen Caulk with Nelson Mullins Riley & Scarborough did an tremendous job representing the seller as attorney. - Video Overview Here: https://lnkd.in/ePBvZNaT - Case Study: https://lnkd.in/eXDdAdwQ - Damien Lanclos, CCIM represented the buyer, Columbia Vehicles. His role was to locate the best facility for his client, whether in the CSRA, or some other market. Damien was thorough and pushed hard for his client. Upon putting the property under contract, Damien worked diligently on behalf of his buyer to investigate the property via typical due diligence assessment and more specifically, regarding environmental concerns. Damien leveraged the Property Condition Assessment on the property to push for a reduction in the sales price, which he ultimately received. Additionally, Chris Driver and Hull Barrett, PC represented Columbia Vehicles on this deal as attorney, and were a pleasure to work with. - Western SC | Economic Development Partnership and the South Carolina Department of Commerce ensured the site was competitive nationally, balancing tax incentives with substantial community and economic benefits. There are relatively stringent requirements related to the quality and pay of jobs that are produced. While the taxes paid by the entity end up reduced, the jobs produced and the ripple effects of the income spent in the community more than offset any incentives. (I don't have visibility to what those were). This deal not only represents a significant transaction but also a strategic investment in our community’s future, demonstrating the powerful impact of collaborative economic development! #economicdevelopment #CommercialRealEstate #IndustrialRealEstate #Manufacturing #SiteSelection
