In 1977, I quit my insurance job to become a builder, I loved to swing a hammer & build things. Call it passion, because with no experience & no money, I bought a lot with a loan & got a book out of the library on how to build and went about building a spec house, reading, building, chapter by chapter, and doing a lot of the work myself. I admit that it was a crummy house, but I sold it for a profit. Emboldened, I bought 2 lots & did it again, then 3, etc, until 1979 when mortgage rates rose to 10% & I could see the writing on the wall; a crash was coming, and I lost my passion to risk. I quit building & went to work at a bank as a mortgage loan officer leveraging my experience. My point is: passion leads to taking a risk, and risk leads to knowledge & awareness. Just don’t try to learn too fast because risk makes cowards of us all. Always look at the downside first. Yet there’s no failure in trying, but passion is its’ own return. Money is made with knowledge and patience. Albeit there’s always luck. Here is the last house I built in Roanoke va.
