The Good Design for Housing Map has been released today by the NSW Government showcasing good examples of Housing to the people of NSW. It is interactive, easy to use and allows for people to locate and visit the 100 projects showcased. Abbie Galvin of Government Architect NSW Government Architects Office indicates on the good design showcase : “The featured homes strike the balance that’s needed to preserve the character and value of existing neighbourhoods, while catering to people’s changing housing needs.” AJH+ is delighted to have two projects contributing to the high quality showcase and one project highlighted as “A Feature Case Study”. Our clients: The Bowery Willoughby (OMD Holdings) and The Abbey Cronulla (Traders In Purple) are to be commended for their excellence, commitment and dedication to the projects. AJH+ is a practice founded on considered design at all scales that is appropriate to its context, community, users, clients and environment. Heritage Works for Housing: New guide to adapting historic buildings for housing 🏗 Historic England has launched a new report - ‘Heritage Works for Housing’, which aims to help tackle the national housing shortage by providing small and medium-sized developers with clear guidance on repurposing historic buildings for residential use. The Government has been clear that more homes are urgently needed to address the housing crisis in this country. Building new is important but up to 670,000 homes could also be created by repurposing existing historic buildings in England. Commissioned by Historic England and drafted by Deloitte, Heritage Works for Housing offers comprehensive and expert insight into the benefits and challenges of transforming historic buildings into residential use, as well as providing practical step-by-step guidance at all stages of the process. This includes expert advice on feasibility testing, stakeholder engagement, heritage appraisal, design development, building consent and ongoing maintenance. Redeveloping historic buildings can help address the housing shortage in England, whilst also contributing to reaching net zero, through the reuse of the thousands of existing empty and under-used buildings. It is a profitable option too, with properties worth up to 10% more just through their proximity to a listed building. Alongside the Diverse and well-located homes reforms and Pattern book of housing design, Government Architect NSW has developed the Good Design for Housing website to show examples of well-designed residential development in NSW. The initiative provides an interactive map of existing low and mid-rise housing across the state to support NSW housing reforms and educate practitioners on good density. The Housing Map provides examples of well-designed infill apartment buildings, terraces, townhouses, and duplexes within existing neighbourhoods to support the delivery of diversified housing and cater to housing demand. The Good Design for Housing promotes examples of well-designed residential development across NSW, many of which exhibit the YIMBY mission of engaging the community in examples of good development and understanding good density. This is a great initiative by NSW Government Architect and one other States might look to adopt alongside nation-wide planning reforms to address the housing crisis. Planning terms that will end up in the government pattern book like 'manor house', 'shop top housing' and even 'terrace' have zero meaning in #property law. This means we are planning for homes that have no on-going legal life. Nobody owns a 'manor house'. They own a Torrens title freehold fee simple and it can be either: 1. Strata/community/stratum title or 2. Not strata/community/stratum title. They're the only options and the difference between them is profound. One has shared property, levies, by-laws, a body corporate and a truck load of legislative regulation. The other has none. Apartments have to be #strata and it can work well but terraces, manor houses and no doubt a few other creative housing concepts don't have to be. But they will inadvertently end up being strata unless everyone in the system understands how it works.
