This expansion was facilitated by GFP Real Estate Senior Managing Director Barbara Yagoda, who represented the landlord, and Jonathan Schindler of Cushman & Wakefield, who negotiated on behalf of the tenant. This historic 1910 neo-Renaissance building, located between Fifth Avenue and Avenue of the Americas, has attracted other high-profile tenants including M&C Saatchi Group, Sussex Publishers, and Heard City. The Plaza District and Park Ave. near Grand Central are filling up as companies see the need for speed to get the spot they want signed, sealed and delivered before it's too late. No kidding. Meanwhile it can take 5 years or more years to get a new building built and the tenant moved in. And if a tear down is required, such as at 350 Park, it may be nearly a decade. What's your timeline? How far out are your clients looking? Even the city's "newest" buildings in Times Square are already 30 years old!

Part of the project’s redevelopment included 7,500 sq/ft of mixed-use retail space. Property owners had the initial lease rates at 64% above the average lease rate in Lansdale’s downtown. There has been considerable interest in this prime location and we have toured scores of prospects through the site. However, as a result of the higher lease rates securing a tenant proved insurmountable. As a result the first floor commercial space sat vacant for more than five years, until now. Today's Did You Know in Commercial Real Estate Recent news surrounding the Flatiron Building in Manhattan has focused on its conversion from office space to residential units. The current owners—GFP Real Estate, The Brodsky Organization, and The Sorgente Group—are pushing forward with plans to transform the iconic building into 60 luxury condominiums. This comes as the building has remained vacant since 2019, when Macmillan Publishing left, and amid high office vacancy rates in Midtown Manhattan. The developers filed an application with the city to convert approximately 200,000 square feet of space into residential units, leaving only a small portion for ground-floor retail. Reports disclosed that the conversion may start in 2025. The Flatiron Building's distinctive triangular shape and historic status is said to remain largely unchanged, though it will undergo internal renovations to modernize it for residential use. This shift is part of a broader trend in New York City, where older office buildings are being repurposed to meet the growing demand for luxuryhousing. When it comes to #flippinghouses, layout changes create the biggest profits because retail buyers want large master suites, open-concept living areas, and plenty of storage. In houses smaller than 1400sf, creating all those features can be exceedingly challenging, but that’s our favorite part of the process, and we can spend hours walking, measuring and discussing the best use of space in a home in order to properly assess renovation costs and possible after-renovation retail value, two very important numbers when calculating whether an investment makes the cut. The Most Prestigious Manhattan Co-ops Cooperative housing found fertile ground in Manhattan during the early 20th century. Although the concept emerged earlier, it wasn’t until the post-World War I boom that co-ops truly flourished. Soaring rents and a burgeoning population fueled a demand for luxurious, stable living arrangements. Cooperative housing offered a solution, allowing residents to purchase shares in a building corporation and own a piece of the Manhattan dream. This era, particularly the 1920s and 1930s, witnessed a golden age for Manhattan co-ops. Visionary architects like Rosario Candela and Emery Roth capitalized on the desire for grandeur and permanence. Candela, often called the “Michelangelo of Apartments,” became synonymous with pre-war elegance.
