Vancouver’s Mount Pleasant neighbourhood could soon be home to the city’s tallest “hybrid-timber” residential building. An application from Henriquez Partners Architects on behalf of Westbank Projects Corp. goes to public hearing Jan. 23 for a 25-storey rental highrise at Main Street and 5th Avenue. Hybrid-timber construction has become popular in Vancouver, with a staff report pointing out the city is a leader in North America, with an increasing number of large developments incorporating mass timber as primary structural elements. Examples of projects approved or under review include: 1190 Burrard St. (social housing, service centre, 17 storeys), 1055 Dunsmuir St. (office,16 storeys), 3571 Sawmill Cres. (residential, 18 storeys) and the new Vancouver Art Gallery (11 storeys) across from the Queen Elizabeth Theatre. Hybrid-timber construction includes a combination of heavy steel columns and beams, a concrete core and cross-laminated timber floor slabs topped in concrete. The method has fewer design and functional limitations than an all-mass timber construction. The project at Main Street and 5th Avenue calls for 210 rental units, 168 of which would be rented at market prices and 42 at below-market rates. This was a unique one 🌵 My favourite thing about property is that two are truly never the same! 🤣 We had originally planned to work with this shell of a building but unfortunately, we have made a quick decision to demolish this old home and instead focus on a monster new build which will stand the test of time for the next 100 years 💪 Let's not forget some of these added benefits too 🤔 ❎ VAT is nill for this type of development ❎ The design is generally less constrained ❎ By re-positioning the building we can better position car parking and amenity spaces to capitalise on the sunrise and sunset which is otherwise more difficult ❎ Un-used outbuildings can be demolished and their footprint can be used within the main build if needed/wanted ❎ Unforseens on site are generally avoided with a blank canvas to work from Looking forward to presenting this one at the end of the design phase, it will be a very special build 💫 #design #designspec #architcture #newbuild #home #newhome #development #developer #invest #investor #team #teamwork

A loft build to be abandoned thanks to party wall surveyors. I received a party wall surveyor's timesheet where 12 out of the 15 hours claimed are for travel. An incredible £2,808 was claimed for travel. For a residential loft job. Obviously I quickly knocked £1,200 off but it is still expensive. And this is the same job where the building owner is being told to invoke the Act by serving on their freeholder, who will dissent and require an award, in order to grant a licence to alter. The building owner, terrified of the costs, has requested a pause, whilst they decide whether they can afford to go ahead with their loft build. I think this one is going to be abandoned. And the reason? Party wall costs. Party wall surveyors should be adding value to the process. Too many of us aren't, and yet, somehow, we are the best paid people in the industry. Do architects, builders or anyone else who contributes to this loft build have the audacity to claim 12 hours travel incurring £2,808 in fees? This is just ONE surveyor, for ONE award. Imagine how scary it is when you need FIVE awards. The implications of a surveyor's greed is far-reaching. If the loft build is abandoned, it affects so many people. The construction company, the builders, their families, and of course, the building owner who simply wanted to create a nursery for their newborn.
