When optimizing land and space, consider reducing concrete materials like pavements and driveways in favour of permeable surfaces like turf or grasses. 4. Soil compaction during construction significantly impacts the future performance of trees and plants for your project. This translates into increased long-term cost and reduced quality, thus lowering your investment value. Advanced planning safeguards soil health at little cost, allowing trees and plant material to meet their intended purpose: reducing heat gain, expanding the urban forest, providing valuable habitat, and improving soil porosity. Here are examples of cost-effective ways to limit soil damage include: - Before design begins, consider how preservation of existing soils and vegetation may enhance the overall project and reduce project cost, then design to protect those resources. - Consolidate utility service routing into corridors of the site and place under pavement when possible. - Construct sturdy, temporary fencing and vehicle barricades around existing trees and future planting areas. Place fencing and barricades far enough that any grading and paving will not further damage the trees or soils. ✨ Case Study Spotlight: Grade II 19th Century Tower Mill ✨ We were approached by clients to provide heritage support for a former tower mill, which had previously been developed into residential usage. The mill was suffering from severe water ingress following its conversion and the owners had tried several avenues to resolve this, liaising with multiple heritage and construction entities (including SPAB, specialist damp experts, building teams and the local planning authority’s Conservation team) however the issue unfortunately persisted. We worked closely with our architectural partners to develop a scheme which included remedial works to the interior of the building to line the building with a membrane to prevent water ingress from brickwork along with relining the interior of the Mills walls with battens and flex-plasterboard, installation of perimeter drainage channels to remove water encapsulated by the membrane and alterations to the modern internal arrangement. This scheme addressed the damp issue whilst protecting the historic significance of the site and was designed to be fully reversible in the future, allowing the mill to be inhabited in other ways. The project flew through the planning process and was approved in December 2024! We’re thrilled to have played a role in preserving the historic integrity of this unique site whilst ensuring its future viability.
