My love with WeWork India, the iconic co-working American brand, started when I was looking to set up my Brand Consultancy office. In the pre-COVID era, we moved to their Udyog Vihar facility in Gurugram after being part of a few other co-working spaces. I was impressed with their SOPs, which reflected in their almost 100% efficient air conditioning, electricity, Wi-Fi, printing, coffee machine, cleanliness and the front office team. It has been almost four years, and a lot has changed. Of course, We Work India has been acquired by Embassy Group, which could be the root of most of the eroding values. In earlier times, though the open offices were all occupied and bustling with action, they never interfered with other people’s work despite all the work noise. The common code was to use the phone booth to make and receive calls. The same was enforced by the community managers, too. Now, the open office floor seems and sounds like a fish market. Phone booths are rarely used, and to make matters worse, five or more people are on one call with the loudspeaker mode on. We Work, the epitome and flagship brand of Co-working culture today, looks and sounds like a call centre—and that, too, a local one. I guess not ensuring compliance when a client buys a large number of seats or is your biggest client is much like an Indian company. Not only the quality of occupants and lack of basic office norms compliance has gone down, but even the so-called automated billing, which never went wrong earlier, now goes wrong every month. From errors in billing to non-filing of GST, I face billing issues every month. Imagine paying the GST and the same not reflecting on the portal for months! This means that after paying the GST and claiming the input, I have to pay the claimed input again the next month and then start a mail trail for credit notes, etc. I am sure they have issues with the inventory management software, too. How else would you explain booking an office with a community team member and being told someone else has booked it? But then, brands erode over time, significantly when ownership changes. 🤔 "Can we install a shampoo bowl in a WeWork team office in Berlin?" ...asks a client. We did not know the answer so we tried to find out 👇 A couple of weeks back a unique request from a client sparked our journey into the world of coworking space customization. 🚿 When tasked with finding a team room suited for a hardware testing procedure that involves washing a substance from participants' hair, we embarked on an exploratory mission. The challenge? Which Berlin space would be open to such a request. Our findings were eye-opening. 🕵️♂️ While we initially thought it was impossible the flexibility in coworking spaces surprised us. Despite the industry's preference for modularity and simplicity, we discovered a willingness to adapt spaces to member needs, beyond our expectations. Key takeaways included: - Prime locations often mean less flexibility for customization. - Well-known brands may be less inclined to accommodate niche customer requests. - A longer lease commitment increases the likelihood of spaces meeting specific needs. An epiphany struck me: The vast array of unique amenities and features within coworking spaces is surprisingly unknown, sometimes even to the sales teams themselves do not know wether there is a shower in the floor or not. What if WeWork installed meeting pods in your city? All of us, at least once, have been caught in a situation where we are forced to take a work call in a mall, at a cafe, or even roadside. Imagine the wifi at your house is not working, or there's too much noise because of a wedding, or you're simply the kind who doesn't like to work from a cafe. If WeWork installed meeting pods at popular places like malls, next to a metro station, or even roads that are heavily populated by professionals - would you go? If you're stuck outside of work, or running late for the office, just hop into one of these pods for one or two. You can use this for online meetings or offline catchup. The brand can charge a nominal fee to non-members and offer a subsidized option to members. I feel this would be a great brand extension, reinstating the core offering of the company and allowing users to constantly recall the offering. By offering these meeting pods in high-traffic areas, WeWork would enhance its visibility and accessibility, making it easier for users to recall and engage with their services. Moreover, it would cater to the evolving needs of modern professionals who value flexibility and convenience in their work environments. WeWork: Revenue Generating Strategies Part 2: Putting ‘Use’ to Unused Office Space With Worldwide Video Events 🏢📺 — One of the biggest factors hindering WeWork over its lifespan and attempts at mass consumer growth has been unused office space. A solution for this: for Un-Used office space, you can have projector screens and seating where patrons can come watch business seminars or video courses for $50 to $80 (they do *not* need to be monthly WeWork members, but would need to register & pay for the seminar using the WeWork app). The seminar will be broadcast remotely, to all WeWork locations Worldwide simultaneously. These seminars could be live and interactive (imagine one of the viewers facetiming into the famous hosts’ stream during a Q&A session (let's say, Tony Robbins or Shark Tanks’ Kevin O'Leary, for example), and then all other WeWork viewers around the world can see this townhall style interaction). Can also show *Pre-recorded* powerful content on certain topics, like: Crypto, How to start a career in A.I., Flipping Houses, Music Industry Insights etc. Essentially: unbooked rooms will turn into Mini-movie theaters, except once the show is over, people there can network with each other to learn more on the given topic. After the video broadcast (whether pre-recorded or live), there will be a 1 to 2 hour “debriefing session” where local viewers can introduce themselves and discuss what they just watched, expand on topics, share secrets / inside knowledge and help each other grow. Then before everyone leaves, they can exchange phone numbers and other contact info if they'd like. Before holding these viewing sessions, polls can be conducted to all WeWork users Worldwide asking: “What’s the next topic you would like to watch a documentary or live seminar on with other local members?” ~ Crypto ~ A.I. ~ Music Industry ~ Fashion Industry ~ Fantasy Football ~ Movie Industry ~ Marketing Industry ~ Career Advancement ~ Stock Market Etc. Etc. Others who watched the documentary or seminar *Worldwide* (not local to each other), can still network with each other via the WeWork app, where various group chats can be started on the viewed topics. Now, when there is unbooked office space, the building is no longer a depreciating asset 💡 P.S. the psyche of someone interested in Crypto couldn't be **more different** than the psyche of someone interested in the Music Industry, for example.
