As NJ’s urban areas get all the attention around transit-oriented development, it’s easy to overlook the Garden State’s rural counties when it comes to multifamily construction and access to public transportation. Yet Hunterdon and Warren counties prove that developers will take notice given the right location and demand backdrop. Since 2019, rural multifamily inventory has grown 14%, most of it in Hunterdon County. Here, almost half of the new apartments built in the past five years are under two miles from a train station on the Raritan Valley Line. Irvine-based 4Terra Investments is reigniting a stalled housing project in San Francisco, proposing 203 apartments on a former car wash site. Originally it was an 184-unit plan in 2022 but due to high costs and low rents, the previous developer walked away. With rents rebounding to $2,900, 4Terra's plan is to build 203 units, making it one of the largest since the pandemic. Hayes Valley in San Francisco, is known for its strict zoning and anti-development sentiment, hasn’t seen new housing since 2021. 4Terra’s project is a significant step in addressing SF's sluggish construction scene, which saw just 960 new units last year, the lowest since 2012. I cannot emphasize enough the serious impact this construction has had on local businesses along the line. These are often small business owners that might be your neighbours or friends. We fully understand the benefits of public transit and have designed our West Block project to seemlessly integrate a future stop. However, when impacts on the community and businesses are not given any weighting in the construction management contracts, we end up with a solution that closes the entire right-of-way for what appears to be 7+ years. This ROW extends from downtown all the way to Lewis Estates. To date, there have been multiple months where zero work is completed along long stretches of the line. Please explain to me how this makes sense? A scorched earth approach to public transit investment will set back any future progress by decades.
