It's challenging to be a retail tenant these days... Vacancy is at 7.9% across #northwestarkansas and it's much lower than that in the "prime retail" pockets - West Bentonville, West Rogers/Pinnacle, and North Fayetteville. If a business needs a drive-thru, there's going to be multiple offers to lease the same space and the owner will be juggling lots of different variables in evaluating which is the right deal. We recently helped a national restaurant tenant secure a drive-thru space when they were up against 5 other offers in Bentonville. Test and learn! Will be really interesting to see how this pilot by Loblaw Companies Limited plays out but the concept is based on a clear insight around the shopper's current quest for value, as many shoppers look to get the most out of tight household disposable budgets. The question will be how much are shoppers prepared to give up on and if enough of them are prepared to do it. Thanks for sharing Per Bank and best of luck with this pilot. Let me invite you inside our new no name store pilot. As you can tell we have taken as much cost out of the store as possible and passed all savings on to our customers. No refrigerators, few deliveries, no flyer, limited opening hours, reused old shelving, minimal use of electricity. As a result the store is up to 20% cheaper product by product compared with 4 other discounters and two thirds of the products are less than $5. Will it work? I honestly don’t know but so far we are off to a good start here in Windsor. The next 6 months will tell. Being brave enough to continue to experiment is key to us especially because success is never guaranteed.. Walmart's hometown of Bentonville, Arkansas, is growing rapidly — with many amenities, and higher prices, that people might expect in a bigger city. The town has more cranes per capita than any other U.S. city, according to Cushman & Wakefield/Sage Partners, and prices are rising for longtime residents as it expands. It won’t be long before a select few Costco Wholesale fans in Los Angeles will be able to live just a few flights above their favorite retailer. Thrive Living, a California-based developer, is converting a vacant lot in the Baldwin Village neighborhood of the city into an amenity-rich apartment building, complete with 800 rentable units, a rooftop pool, gym, and basketball court. The most appealing amenity, however, might just be the Costco warehouse that is slated to take up the ground floor, complete with a pharmacy and optical services. That alone makes the mixed-use building—a term used to describe a real estate project that blends residential and commercial spaces—unique. It is the first time Costco is leasing a space in a residential development like this one. Long-term, however, the biggest upside may be for Costco—and its shareholders. The retailer’s move could set a new precedent for its urban expansion strategies, giving Costco more flexibility to tap into densely populated areas and position itself closer to where shoppers live. https://lnkd.in/g5GPk7e7

Would you live in housing developed by Costco Wholesale? This is quite a concept & one I think many will be watching to see if it can be successfully replicated - some highlights: - A TOD mixed-use project with 800 small units above a big-box store with 184 set aside for low-income tenants (decent %) - modular construction, which uses prefabricated units built off site, should reduce building costs - Costco’s ties to the residential development aren’t much more than a shared building and underground parking garage, but the retail chain needs the housing in order to get permits to open at this location (this aspect is interesting!) - some South Central community leaders have expressed concern that, despite the need for family- and senior-friendly housing, the majority of these units will likely go to young singles. (bcuz of the small 350-605 sq/ft floor plans)
