👍 Here are my top 10 questions to ask a Property Manager before hiring: 1️⃣ What is your experience with multifamily properties? - Understand their experience level specifically with multifamily units to gauge if they can handle the complexities of such properties. 2️⃣ Can you provide references from other property owners? - Asking for references will help you verify their track record and the satisfaction level of their current or previous clients. 3️⃣ How do you handle tenant screening and leasing? - It's crucial to know their tenant screening process to ensure that they will find reliable tenants who pay on time and take care of your property. 4️⃣ What is your fee structure? - Clarify all fees involved, including management fees, leasing fees, and any other potential charges to avoid surprises. 5️⃣ How do you handle maintenance and repairs? - Understanding their process for handling routine maintenance and emergency repairs will help you assess how well they can manage the upkeep of your property. 6️⃣ What are your communication practices with property owners? - Ensure that their communication style and frequency align with your expectations to keep you informed about your property. 7️⃣ How do you deal with delinquent tenants? - Knowing their procedures for handling late payments and evictions is essential for maintaining the profitability of your investment. 8️⃣ Can you provide a sample monthly report? - Reviewing a sample report can help you understand how they report financial and other significant activities related to your property. 9️⃣ What is your current occupancy rate? - This will give you an insight into their effectiveness in keeping rental units occupied and generating income. 🔟 How do you stay compliant with fair housing and local property laws? - Ensuring they are knowledgeable and compliant with all relevant laws will help you avoid legal issues that could arise from non-compliance. Wow, you really nailed it with this advice. In my experience property managers seem to have very little experience, knowledge or reach for finding great tenants. The consequences to following this practice is expensive and can make a property fail. The question I keep asking is where are all the fantastic and effective leasing agents/companies?
Property managers who also handle leasing: A financial disaster in many segments of commercial real estate. Many owners think it’s the same job. It’s not. Coordinating a parking lot fix or paying a vendor has nothing to do with understanding current market deal terms. Paying a leasing broker 5% is much smarter than losing 20% of the value of your property because you’re signing bad leases and giving out renewal options for no reason. If you want to find a good deal, look for sites where the property manager does the leasing.
