Creative solutions are necessary in tough markets - idea sharing like this is key to unlocking housing growth. Cities need to abandon outdated and exclusionary zoning laws to enable higher density in residential neighborhoods, check this out in Atlanta...curious about ideas coming out of other cities. #realestatedevelopment #housing #placemaking #cities #urbandevelopment #community #ideas #impact #zoning #realestate
There are so many possibilities for more creative, attainable ways to provide housing. Our exclusionary zoning is one of the first barriers that needs to be rethought. But amazingly, Atlanta offers some really interesting infill possibilities in the incremental build-to-rent space. https://lnkd.in/eKyPQmFr

Placemaking Consultant | Engagement & Participatory Design | Social Entrepreneur | Creative Urban Regeneration | Governance | Getting Into Adaptive Pathways Planning
It’s a rare pleasure to finish work for a client knowing that it will be ‘field tested’ straightaway. I finished developing a Placemaking Process Guide and Resources for Far North District Council last month, and this work will be put to the test starting soon in Kororāreka Russell – with a chance for further revisions following feedback from its first outing. It’s great to be able to work with a client in this way, where a quick and meaningful feedback loop is part of the process. Problems we have tried to address that we are putting to the test include: · Do these resources make local government transparent and navigable for communities wanting to lead or instigate local placemaking and developments? · Do this process and resources help build community capability and address inequity across the District? · Have we succeeded in getting buy-in from Community Boards and multiple teams across Council to support the placemaking process? · Does this process help us figure out how to deploy very limited Council placemaking resources (staff and budget)? · Will this work equip the Placemaking team and local communities to feed more knowledgeably and confidently into higher-level growth and spatial planning processes underway in the District? I’ll post a bit more about each of these common issues and how we went about addressing them in the coming days.

After 26 Weeks, we finally have Listed Building Consent for the Bar Convent Project! The information provided as part of the application was robust and received praise during the initial consultation, we pulled out all the stops, provided multiple sample options and researched and matched materials where possible. York Conservation Areas Advisory Panel (YCCAP): "The YCCAP supports the application and considers the D&A and Heritage Statement to be exemplary." York Civic Trust: "The trust supports the efforts to make repairs to the building in a like for like basis." Case officer: "The proposed material repairs and restoration works would preserve the special architectural or historic interest of the listed building" So why did it take 26 weeks!? The application was extensively reviewed, as it should be with works to a Grade I listed building and a building that holds national importance. However, the resources within our local planning authority have no capacity, we dealt with long-term illness, holidays, temporary cover staff, unsustainable workloads etc. Streamlining the planning process and public sector pay are hot topics at the moment, is there any movement to bolster planning authorities? #planning #LBC #listedbuildingconsent #gradeIlisted #LBCapplication #york York Civic Trust #yorkconservation City of York Council #conservationofficer Steven Atherton
