From Planning to Key Handover: Vikingų verslo slėnis   We are excited to announce that the "Viking Business Valley" (Vikingų verslo slėnis) multifunctional premises project, developed by VPH, a commercial real estate developer, is nearing completion, with construction now confirmed finished. The #ColliersBaltics Industrial Real Estate department in Lithuania has been instrumental in attracting and consulting tenants for this project. Currently, the project boasts an occupancy rate of nearly 70%.   Regimantas Kacevicius, head of the Investment and Industrial Real Estate department, highlights that the prime location of Viking Business Valley is a key draw for companies. However, there are additional factors influencing their decision to choose new premises.   "Companies are increasingly focused on ensuring employee comfort, a trend we see not only in office spaces but also in retail and storage facilities. The suitability of the premises for specific business activities and low operating costs are also crucial. The energy crisis heightened awareness of maintenance costs, which, in some cases, surpassed rental expenses. Sustainability has become another significant consideration. Today, companies aim to reduce risks and choose the most efficient premises from both an energy and business process perspective, while also ensuring maximum comfort for employees," says R. It is common to hear that Riga and Latvia as a whole lag behind their Baltic neighbors in terms of the number of houses built or prices. However, there is one area in which Riga excels, and that is the rental market. According to Mārtiņš Grīnbergs, overall in the Baltics, the supply is still lagging behind the demand, especially in the segment of new and high-quality rental apartments. For fDi Intelligence's new Project Watch series looks, I looked into French property group Covivio's Cà del Chiostro project which is turning a government office building in Italy's #Padua into a complex of 50 apartments. 🔵 Office-to-resi conversions have been hailed as part of the solution to two of the real estate industry's biggest problems: a housing shortage and offices emptied by the #pandemic. 🔵  But in reality, economic and structural hurdles often make these transformations hard to achieve. 🔵  Cà del Chiostro shows that with the right location, structure and financials, developers can turn their underutilised offices into higher-value products. In the second quarter of 2024, the city of Curitiba recorded the lowest vacancy rate for Class A+, A, and B offices among all cities analyzed by SiiLA's Market Analytics. During this period, the city’s vacancy rate (vacant area) was 10.50%, the lowest rate recorded in Curitiba since SiiLA began monitoring. For comparison, during the same period, Rio de Janeiro registered a vacancy rate of 34% for the same types of assets.
