Many respondents to our visioning engagement emphasised the importance of creating an inclusive neighbourhood for all, which is why we intend to deliver a diverse range of housing types and tenures to ensure we cater to the needs of various age groups, lifestyles and family sizes. Our plans include a mix of sustainable townhouses and apartments, in a range of sizes and configurations, which will help to accommodate the evolving needs of residents over time. This year, the theme of the event recognises the crucial role town planning plays in creating vibrant, sustainable communities and ensuring that new homes are not only delivered but thoughtfully tailored to meet the needs of the people who will live there. As the demand for housing grows, it’s crucial to prioritise communities which are reflective of the area in which they are situated as well as providing the necessary services to fulfil the everyday needs of residents.    Successful town planning cannot be limited to simply numbers and locations, it allows for the creation of communities where people truly want to live, with access to amenities, green spaces, and essential services. To achieve this, effective and meaningful engagement with the local community is key. The Sydney shortfall for "inclusive" residential-grade midrise apartments with easy access to Transport infrastructure is around 25,000 residential-grade apartments per year over the next 5-7 years. The concept below in CLT is an inclusive, walkable urban village with a sense of community where people can look out for each other and be built in less than 12 months, in some cases less than 6 months, with long-term residential accommodation. "Speed to market "is the market opportunity for CLT advanced modular construction.  The Thrive Alliance has over 100,000 major CLT urban projects worldwide. Our "Thrive Alliance" Cross-Laminated Timber (CLT) in Australia and Internationally is made from renewable plantation forest trees. Whilst the majority of projects that we undertake are based in London and the South East, we do sometimes venture further up north when we see the opportunity to create something special. And when given the chance to purchase an old public house in Oulton, Leeds, that was set in ¾ acres of land, we certainly weren’t going to turn it down. Following the purchase of the land and a successful planning application, we were able to gain approval for the development of a new luxury care home, specialising in tailored, residential dementia care.
