Just me looking towards the future of real estate and pondering how the NAR lawsuit could impact real estate. I recently wrote an article about this for a local newspaper. Here is a snippet... The NAR lawsuit settlement headlines are giving a lot of pause and panic to many about what is going to change about the real estate process going forward. There’s a lot of speculation about how it could impact pricing and how the process will be different if Seller’s are no longer required to pay for a Buyer’s Realtor fees, when listing the home in MLS. If the courts approve the settlement, the proposed changes would take place in July. The biggest change is that it won’t be required for Seller’s to pay the Buyer’s Realtor for representation and a co-broke fee will not be advertise in MLS. It is currently required to offer a Buyer co-broke fee when listing a home in MLS. Click on the link in comments for my predictions.

The national conversation around real estate commissions reached a crescendo in the last week since the National Association of REALTORS® announced a settlement agreement that would resolve litigation brought on behalf of home sellers related to broker commissions. Brokers and agents have their own questions about what comes next for their businesses, while at the same time trying to answer consumer inquiries. And many headlines aren’t separating fact from fiction, feeding misinformation to you and your clients. Let’s clear the air: There’s no doubt the litigation—including copycat lawsuits that were filed after the Sitzer-Burnett verdict—caused considerable uncertainty in an industry already dealing with the effects of low inventory and interest rate increases. The settlement, which must be approved by a judge, provides a path forward for real estate professionals, REALTOR® associations, brokerages, MLSs and other industry stakeholders.
