Key takeaways: 1) Overlapping Factors Driving Long Term Trend Toward Decarbonization - while there may be short term policy disruptions (i.e.carbon tax election issue), there are multiple factors ultimately ushering the trend, including occupant / tenant demands, increasing capital market requirements (equity & debt) for sustainable buildings, corporate compliance, and various layers of gov't regulations, primarily municipal. It's going there. 2) Smart Life Cycle Capital Drives Property Values - real estate owners looking to maximize liquidity and exit values need to position their assets with smart Capex, including green characteristics sought by institutional investors. 3) Cost Considerations for Green Capex - investments in green Capex must be strategic and drive value directly (through improved operating cash flow) and indirectly (by attracting leading tenants, investors, lenders) to drive returns.
