Just made my debut in front of the camera to talk about the “4-C’s of Multifamily Design” (Cost, Codes, Community, and Collaboration). Here's a quick rundown of what I shared: 1.     Cost: Without a cost-effective project, it’s not going to get off the ground. Creativity with construction types and podium designs is key. Each region has its own best construction methods, and GCs have different pools of subs for competitive pricing. Massachusetts differs from North Carolina; Maine from New Hampshire; Worcester from Boston. 2.     Codes: Navigating the new energy codes in Massachusetts can be quite an adventure. Our team simplifies this process and finds pathways forward, balancing client needs while meeting code requirements. 3.     Community: Without community buy-in, projects face serious hurdles. Our most successful site permitting projects involve early engagement with neighbors through informal sessions. Listening with empathy can turn opposition into advocacy. 4.     Collaboration: Ensuring everyone is on the same page from the start is crucial. Bringing together developers, engineers, architects, and the community early on, along with cost exercises with GCs and engineers, provides a clearer financial picture for developers. I've posted previously about the amount of excellent planning, architecture and active transport content and creators which exist on TikTok. Here are two very engaging videos from Niall Hedderman I felt the urge to share this morning. The first is below on the housing crisis and the green belt, the second in the link (as you can only upload one video) provides excellent advice for small projects and for householder apps. Short convincing videos like this could be so effective if used by Councils on their websites or promoted by Royal Town Planning Institute or PAS Team and I know some Architects who could benefit from always sharing the 2nd video with clients early on! (I can also imagine Niall would be a great Have We Got Planning News For You guest!) There is so much opportunity to create compelling content. 99% of what I’ve observed in this space in terms of content from projects like this leave so much on the cutting board in terms of untapped story potential. This one will not do that. Exploring how the pieces intentionally come together for your property and the people who make it happen. If you want your property to stand out to be leading among the top 1-5% of construction, architect, CRE and development, here’s what to do: content multiplication and division. Let me explain. Video and photo on drip from content that happens in design, construction, and what’s available in the area to residents to future tenants. And finding the stories to celebrating the monuments along the way. It’s a lot to build a structure to cultivate and provide structure for a community. There’s much more than dirt to be excavated. It’s worth memorializing and it’s worth sharing. Where Content builds connection.
