🌟 Case Study Spotlight: Swift Temporary Access for Euston Station The Task: With the station’s main entrance closed for construction works, we were tasked with creating a temporary access route from an alternative entrance. This needed to be completed within a tight deadline of three days and two nights. Installation: Our team worked around the clock in shifts to install a fully compliant ramp system with four entry points and a connecting step system. After the hire period ended, the systems were dismantled and repurposed to prevent landfill waste. Unlike single-use wood or concrete alternatives, our modular systems will be reused In other hire projects, providing access from different entrances in new configurations. The NYC Department of Finance adopted proposed rules for new construction and major renovations this week, paving the way for #cpace to become fully operational in New York City. Below are three key takeaways, along with a link to the finally adopted rule in the comments section: 1) 100% Electric. Buildings must be “Low Carbon,” meaning it is designed, engineered, developed, constructed, operated, and maintained as a 100% electric building. Exceptions include but aren’t limited to gas stoves for F&B and backup generators for loss of power. 2) New Construction. “New Construction” refers to projects that need a new building permit as per section 28-105.2 of the Administrative Code. However, work under section 28-101.4.5 doesn’t qualify as New Construction 3) Major Renovation. “Major Renovation” refers to construction projects in existing buildings that expand the floor surface area by over 110% and meet the Program Guidelines’ criteria. PRO TIP: "Mastering Zoning Approval for Wireless Communications Facilities: Key Insights from PLF's Proven Process" I have successfully processed thousands of zoning applications related to wireless infrastructure. An abbreviated overview of the critical steps of my proven process is as follows: File Review – Conduct a thorough file review, including the SKIP. Coordinate with Site Acquisition - These are the men and women with boots on the ground. Download all the information about the search. Ask questions. They are your partner in this process. Zoning Ordinance – Obtain a digital copy of the applicable zoning ordinance and other relevant code provisions. Determine all applicable requirements. Contact Zoning Officials – Contact the most senior zoning official who will be involved and download them on the process A-Z. Let them help you build a roadmap for success. Eliminate any surprises in the process by asking the right questions upfront. Build a positive relationship. Make their job easier, not harder. Preparing a Zoning Letter – The zoning letter consolidates all the information gathered, provides application timelines, application forms, application requirements, and the documents needed to apply, and identifies who on the team is responsible for delivering specific information. Managing Key Dates - Track and manage all relevant dates and deadlines. There will be deadlines to file the application, hearing dates, etc. These dates are essential to manage the shot clock as well. Application Preparation – Prepare a thorough zoning application. A cover letter, index, and narrative should address every application provision of the ordinance. Assemble the application and all exhibits in a tabbed three-ring binder. Navigating Political Dynamics – Examine and address any potential political ramifications or influences you must address before the hearing. Pre-Hearing Preparations – Speak with staff to intercept any potential objections. Push staff for a positive recommendation. Stay close to the property owner for positive or negative information. Presenting at the Hearing – Know your audience/board and present accordingly regarding dress, presentation, and materials. Work the room to flush out the opposition. Build a strong record. Prepare your witnesses. Know the agenda. Be positive, and not be argumentative. Be prepared to make a strong rebuttal. Read the board members and how they might vote. Flush out the opposition and then deal with it. Come back to fight another day if necessary. Post-Hearing Actions - Manage the timeline for final decisions and appeals. A detailed, proactive approach to obtaining zoning approvals is a means to success.
