** STRATEGIC & LOCAL PLAN CONSULTATION**   Gloucester, Cheltenham and Tewkesbury combined local planning authorities have announced a major new consultation has commenced to progress the new Strategic and Local Plan (SLP).  This is known as the Regulation 18 (Spatial Options and Key Policy Areas) Consultation.   The emerging Strategic and Local Plan will replace the existing Joint Core Strategy and the individual Gloucester, Cheltenham and Tewkesbury Local Plans in due course. As a result, this is a fantastic opportunity for local residents and developers to input their ideas on the approach to planning and development in the combined local planning authorities over the emerging Strategic and Local Plan Period to 2041.    The aim of the consultation is to explore the issues and priorities of the combined boroughs, such as the amount and location of new homes and jobs, climate change, conservation and enhancement of nature and further requirements for infrastructure and services.    Also note that the Draft Site Assessment Methodology is also being consulted on simultaneously.    The consultation is now live for comments until 12th March 2024. If you would like assistance with your submission or to further discuss the consultation, then please contact a member of our team at Zesta, who will be happy to guide you through the process.    The consultation will include both online and in-person events, which you can sign up for on the link below:    https://lnkd.in/e-HXDb8u   Full Consultation Document:   https://lnkd.in/efpZxh5N #cheltenham #tewkesbury #gloucester #strategicplan #planning

🚨 Guildford Borough Council has started the review of its Local Plan 🚨 The revised Local Plan will guide the strategic direction of future developments, including residential projects, infrastructure improvements, and environmental sustainability policies. The review is in response to growing housing demand (partly thanks to the new housing standard calculation method) and some big changes to the national planning policy framework (NPPF) introduced by Angela Rayner, Secretary of State for Levelling Up, Housing, and Communities 🏘️🏗️. The whole process will take about 2.5 to 3 years, with at least two chances for the public to give feedback. It’s important for anyone with an interest in Guildford’s future to get involved! What do you know about Fishermans Bend? Located on the outskirts of Melbourne’s CBD, it’s a crucial part of the city’s development as Australia’s largest urban renewal precinct. This area has the potential to significantly contribute to Melbourne’s economic growth.  The Department of Transport and Planning has published a draft Development Contributions Plan (DCP) to support over 120 ‘essential infrastructure’ projects in Fishermans Bend, covering open spaces, streets, community hubs, and flood mitigation.  The Committee welcomes the draft DCP and the Open Space Uplift (OSU) incentive. Our submission to the consultation highlights that consideration of both ‘essential’ and ‘catalytic’ infrastructure is required, including integrated planning, public transport, an innovation ecosystem, and the protection of the Port of Melbourne’s operations.  These key considerations for the successful implementation of a Fishermans Bend initiative will shape a prosperous future for the precinct.  Read our Fishermans Bend submission here: https://lnkd.in/e94TW7Kp #melbourne #fishermansbend

Interested to read the Government's 'Vision for Leeds' with its focus on partnership working, the big ticket (and much needed) mass transit opportunities, and six key neighbourhoods of Mabgate, Eastside & Hunslet Riverside, South Bank, Holbeck, West End Riverside and the Innovation Arc. Also delighted to see Vastint's significant and game changing Aire Park development (which Stantec are involved in delivering) being given the praise and recognition it deserves. There is clearly huge further potential in Leeds with existing and planned development, and in my opinion city centre connectivity (both within and to/from) will be key. However, we also shouldn't lose sight that a strong city centre is only part of the solution, and it is critical that housing, economic growth, and infrastructure needs across Leeds are met in a co-ordinated way. https://lnkd.in/e9J8w4dB

Big things coming to the south side of the Colorado River...I mean SoCo on Lady Bird 🤣 🏙️ **Austin's South Central Waterfront District is undergoing significant development changes:** - 📅 In 2016, the City of Austin adopted a planning framework for the South Central Waterfront district to promote urban and connected development across its 118-acre area. - 🚫 Despite the framework, a formal regulating plan for new projects within this district has not been officially adopted. - 🚉 The arrival of Project Connect's light rail lines has intensified efforts to implement development regulations to support transit-oriented housing and commercial land use. - 🏗️ The city plans to introduce a Combining District and Density Bonus Program to encourage larger developments with community benefits like affordable housing. - 📈 Proposed regulations would allow for building heights of up to 50 floors or more, aiming to create around 481 affordable housing units in the area. https://lnkd.in/epTQm-Ra
