COADY Director Tomas Sexton participated in a lively discussion at the Bisnow Conference on The Outlook of Residential Development, with fellow panelists Patrick Phelan, Hazel Jones , Claire Solon and John Tuohy, recently held at the Aviva Stadium. Rent caps, funding opportunity, supporting wider tenure mix, planning regulations and changes in design strategies were all part of the discussion. Tomas shared insights from our recent experiences navigating the planning process, emphasizing the importance of early and proactive engagement with planning authorities to streamline approvals and mitigate potential delays. He also highlighted the significant impact of new fire regulations on multi-unit residential design, noting that these regulations are driving innovative approaches to safety and compliance. Tomas discussed how these changes are influencing design strategies, leading to more resilient and adaptable residential developments that prioritize occupant safety without compromising on aesthetic and functional quality. . The main take away was private funding and improved infrastructure delivery and planning efficiencies are required to ramp up supply to meet the housing demand in the coming years. #rentcaps #designstrategies #planning #bisnow #residevelopment

The top 10 house builders now supply nearly 50% of the UK’s housing. A staggering, yet unsurprising, statistic. With the Barratt Redrow merger recently receiving the green light, the consolidation of UK house builders is set to continue. But imagine if the future of house building wasn’t so homogenised, and instead open to a diversity of innovation. Imagine a future where we could build faster, with absolute precision while creating places highly sympathetic to their location. Imagine if the home building process integrated the many architects and designers already doing exceptional work. The effects would be transformative. Improving the health and wellbeing of communities for generations and reimagining what’s possible at scale. Perhaps the key to addressing this big challenge begins with empowering the many smaller house builders — who still create the other 50% of all homes in the UK. By equipping them with the tools and innovations needed to drive change, they may just be able to lead the way in creating more diverse, sustainable, and community-focused developments. #smallbuildersbigimpact #housebuilding #sustainabledevelopment #housingcrisis

The most-read story from the previous week's Developer's Digest®, published by Commercial Observer, reports on New York Governor Kathy Hochul announcing a $1.35 billion mixed-use development at Hudson Yards’ Site K, a vacant lot at 418 11th Avenue, near the Jacob K. Javits Convention Center. The project, led by Hudson Boulevard Collective (a partnership of BRP Companies, BXP, Inc., The Moinian Group, and Urbane Development), will include 1,349 residential units, with 404 permanently affordable homes, a full-service hotel, a fitness center, and retail space. The development will also feature a 24,000-square-foot Climate Museum and Emma’s Torch restaurant. This project replaces the previously proposed Affirmation Tower and is the first in the city to take advantage of a zoning reform from the housing deal in this year's state budget that allows developers to build projects with a residential floor area ratio higher than 12.
