Great read here about the importance of a Continuum of Housing ... "Some of the biggest housing finance programs do not incentivize movement upwards. The system needs to support a continuum of affordable housing to free up-regulated low-income housing and allow upward mobility. This is difficult to do when entry-level move-up middle-income housing is not being produced. Incentivizing middle-income housing solutions allows for a broader range of affordable housing, so there is room to move up and make regulated affordable housing available to those who need it." Going from 60% AMI Rents to Market is often a $1000 difference and not financially feasible for most individuals and families. NAHB’s Blueprint to Address the Housing Affordability Crisis With a nationwide shortage of roughly 1.5 million housing units that is making it increasingly difficult for American families to afford to purchase or rent a home, NAHB provides this 10-point housing plan to help tame shelter inflation and ease the housing affordability crisis by removing barriers that hinder the construction of new homes and apartments. 1. Eliminate excessive regulations; 2. Promote careers in the skilled trades; 3. Fix building material supply chains and ease costs; 4. Pass federal tax legislation to expand the production of affordable and attainable housing; 5. Overturn inefficient local zoning rules; 6. Alleviate permitting roadblocks; 7. Adopt reasonable and cost-effective building codes; 8. Reduce local impact fees and other upfront taxes associated with housing construction; 9. Tell me again why we want government involved in "affordable housing"? "By forgoing government assistance and the many regulations and requirements that come with it, SDS Capital Group said the 49-unit apartment building it is financing in South Los Angeles will cost about $291,000 a unit to build. The roughly 4,500 apartments for low-income people that have been built with funding from a $1.2 billion bond measure L.A. voters approved in 2016 have cost an average of $600,000 each. Across California, efforts to address the homelessness crisis by building more affordable housing with government money have been plagued by sky-high costs. A recent report commissioned by the city of San Jose found affordable-housing projects that received tax credits cost an average of around $939,000 a unit to build there last year."
