Access to affordable housing is an ongoing challenge for many in BC and across Canada. I was proud to see Cascadia Green Development and Community Savings Credit Union's rent-to-own program in the Vancouver Sun this past weekend as one solution making waves in North Vancouver. What makes this program remarkable? It enables program participants – prioritizing first responders in the City of North Vancouver - to put 100% of their first two years of rent towards a deposit. Where previously tenants may have been locked in a cycle of constantly paying high rents instead of saving for deposit, with this program, participants will have 10% down at the conclusion of their two-year rental period, and a guaranteed purchase price. This program is one of the many reasons we are so proud to have Cascadia Green Development as a member of Community Savings, and why I joined the board of the Cascadia Green Real Estate Investment Trust (REIT) – when developers, municipalities and financial institutions work together, we can create a program that truly benefits working people, in this case first responders on the North Shore. “Kilpatrick Woods will feature a Homeowners Association (HOA) and a 3,000-square-foot community center. This center will be a hub for gatherings and include a playground…” Why?!? Why does nearly every new housing development incorporate an HOA. This is unnecessary and of little actual benefit to homeowners. Instead, work with local governments to build public recreational parks that are not exclusive to one particular community. Stop creating the need for developer-controlled communities, followed up by volunteer led HOA boards. The majority of Americans do not want to serve on a board, do not want enforcement of onerous restrictions, they won’t use the common property that much, and do not want to pay HOA fees that will increase substantially within a decade. I love the concept of ownership of modular and/or manufactured homes to include the land. With the advent of Builder's Remedy (SB 423) and other similar ballot initiatives in CA, progress on alleviating the state's housing crisis is being tracked at both the city and state levels through the Dept of Housing and Community Development's state-mandated Regional Housing Needs Allocations (RHNA). The OC Register's recent article really illuminates how far off of "goal" pacing the state currently is. The Dept of Housing and Community Development 's 8 year goal is 2.5 million new housing units in the state (312,500/year or 78,125/quarter). Overall, total housing permits statewide in CA for Q1 2024 reached 23,187 units. This is a 2% increase from last year, a 19% decline from the 2021-2023 average, and obviously about 70% short of where the state wants them to be. https://lnkd.in/gnbSnJsM

Accessible and attainable housing! Housing advocates we must change the message and communicate this better! Sessoms told the group that one of the first issues that needs to be addressed is the tone and tenor of the conversation around affordable housing. Several other members of the discussion agreed with Sessoms' assessment. Currently, he said, many people hear the term affordable housing and think of low-income or Section 8 housing. Instead, Sessoms said he prefers the term “accessible housing” – especially when it comes to the so-called “missing middle” housing, which refers to a range of housing types that fit between single-family detached homes and mid-to-high-rise apartment buildings. #attainablehousing #accessiblehousing

6moRent to own is something that really needs to be done more. Renters clearly have the cash to pay someone else's mortgage (or provide income to fund holders if owned by an institutional investor) but most lack a down payment. Why should they have to spend years or decades incurring expenses that gets them no closer to owning their own home. We need more low income and social housing (not-for-profit) and rent to own. People should not be able to profit off others just trying to put a roof over their heads.
