Access to affordable housing is an ongoing challenge for many in BC and across Canada. I was proud to see Cascadia Green Development and Community Savings Credit Union's rent-to-own program in the Vancouver Sun this past weekend as one solution making waves in North Vancouver. What makes this program remarkable? It enables program participants – prioritizing first responders in the City of North Vancouver - to put 100% of their first two years of rent towards a deposit. Where previously tenants may have been locked in a cycle of constantly paying high rents instead of saving for deposit, with this program, participants will have 10% down at the conclusion of their two-year rental period, and a guaranteed purchase price. This program is one of the many reasons we are so proud to have Cascadia Green Development as a member of Community Savings, and why I joined the board of the Cascadia Green Real Estate Investment Trust (REIT) – when developers, municipalities and financial institutions work together, we can create a program that truly benefits working people, in this case first responders on the North Shore. Accessible and attainable housing! Housing advocates we must change the message and communicate this better! Sessoms told the group that one of the first issues that needs to be addressed is the tone and tenor of the conversation around affordable housing. Several other members of the discussion agreed with Sessoms' assessment. Currently, he said, many people hear the term affordable housing and think of low-income or Section 8 housing. Instead, Sessoms said he prefers the term “accessible housing” – especially when it comes to the so-called “missing middle” housing, which refers to a range of housing types that fit between single-family detached homes and mid-to-high-rise apartment buildings. #attainablehousing #accessiblehousing

An interesting read from NPR about a new HUD approach to affordable housing and the voucher program. 🏘️ There are parts of HUD that believe providing cash instead of vouchers would enable more recipients to find housing. However, they acknowledge the reluctance of some landlords to accept vouchers is because of red tape, bureaucracy, etc. So would cash payments to tenants come with less government strings? How does the government ensure the money is going towards housing? I'm interested to hear options from people with experience in affordable housing? Would this help? The cost to buy a house in California recently hit a new all-time high, with the median price for a single-family home rising to $904,210 in April, exceeding the $900,000 benchmark for the first time in the state's history. This is why rents increase; the amount of supply is very limited. There are several factors at play here, from regulatory burdens to zoning issues, to the cost of construction materials. There are no easy solutions, but addressing this supply shortage will require a change in how the collective efforts of regulators, real estate professionals, and nonprofits work. The easiest way to alleviate the cost of housing is to simply build more housing. The challenges highlighted in this article truly underscore the immediate need for comprehensive solutions to address the housing crisis in our state. It's disheartening to hear about renters like Sucely, who are struggling to make ends meet amidst soaring rental prices. In order for meaningful change to take place, Rhode Island must make substantial investments in affordable housing in order to pave the way for a more equitable future where everyone has a safe and affordable place to call home.

Pg 11 in today's Herald Sun 🗞 The state’s public housing register is grappling with a more than 100-home reduction in the space of a year during the “worst housing crisis in living memory”. In the 2022-23 financial year, Homes Victoria had acquired 854 private properties to be used as part of their head leasing program, but from July 1, 2023 to April 2024, that number dropped to 747. Homes Victoria leases private properties, otherwise known as “head leasing”, to assist in relocating renters during redevelopment programs, provide short-term transitional housing and supplement public housing.
