The Government recently made some changes to the planning system with the aim of increasing the number of new houses being built. Despite these efforts, the latest figures indicate significant challenges ahead. Data from the Energy Performance Certificate (EPC) reveals that 229,700 new homes were completed in the twelve months leading up to June 2024. This number has remained relatively unchanged at around 230,000 since the end of 2023. The overall trend in residential development is not promising. According to the ONS construction output measure, there was a decrease of more than 15% compared to 2019’s level in May 2024. Additionally, the number of new housing starts is dropping at a concerning rate. The National House-Building Council (NHBC) reports that annualised starts have fallen by 55% from Q2 2023 to Q2 2024.
