State and territory building ministers met recently to discuss a range of topics including the shift towards achieving net zero, NCC 2025, and pre-fabricated housing. The discussion about pre-fabrication is particularly noteworthy, especially since it coincides with the Prime Minister's recent announcement regarding advanced manufacturing in Australia. 🏗️ 🏠 https://lnkd.in/gj3JaNEV Property Council of Australia chief, Mike Zorbas pointed out that industrialised construction is an excellent opportunity for Australia, but requires scalability. He emphasised the need for innovation, investment, and secure demand pipelines, especially during a time of increased construction, land, and capital costs. We agree. There are already many early adopters in #MMC here in Australia, but to capitalise on this opportunity at scale, we need greater support for industry now. This requires further government subsidy, support, and investment, just like any other innovation curve. It also requires further demonstration and pilot projects at key sites across the state and the country to prove what's possible, both in terms of volumetric and prefabricated components. This can be achieved either through direct investment, subsidies and incentives in design and procurement, or a combination. 🏡 What are the benefits right now? Speed. Not cost. 🏠 🏡 What are the benefits long term? Speed, cost, diversity of workforce, security over delivery timeframes. Just to name a few. It’s certainly an exciting space, and if we end up at the forefront of it, presents a significant opportunity to tackle future housing supply challenges. At the very least, it will enhance the supply chain resilience and responsiveness. Something we have witnessed the fragility of since covid. By constructing sections of a home off-site in a factory and then assembling them on location, modular construction has the potential to meet housing demands faster and more efficiently than traditional methods. Challenges to Overcome: -Financing and Lending: Modular construction often faces hurdles with traditional lenders, making it difficult to secure financing compared to conventional builds. -Zoning and Codes: Local zoning regulations and building codes may not be designed with modular construction in mind, which can lead to delays and extra costs. -Public Perception: Some consumers and industry professionals still perceive modular homes as lower quality, though advancements in design and construction are challenging these outdated views. As we welcome in a new Government, it's encouraging to see that housing policy, particularly the need to build new, affordable homes at pace is firmly on the agenda. Labour has bold ambitions to build 1.5 million new homes through the term of the next Parliament, which is reliant on the release of grey belt land, with new planning policies aimed at freeing up brownfield sites. But to build at this scale, this newly available land and proposed tweaks to the planning system will only get us so far. Housebuilders and developers should engage with their suppliers to innovate and be open to the use of systems that can be constructed quickly and safely, while helping to remove cost and complexity. Modern methods of construction (MMC), and especially off-site panelised construction are proven to streamline the building process by fabricating components in controlled factory settings - significantly accelerating the overall construction timeline. But building quickly is just one part of the equation. We also need to build better. We must ensure that the housing delivered reduces embodied and in-use carbon, while delivering the thermal and comfort performance required for a lifetime of use. The provision of high-quality housing to create affordable, decent homes is vital for our communities. Offsite manufacturing, through its ability to accelerate project completion, has a key role to play in meeting these new Government targets and I look forward to seeing how the new housing landscape takes shape.
