Since the rent laws changed in 2019 owners have looked into all sorts of creative ways to squeeze more income out of their properties. For one client in the Bronx, he came upon a property of his that had some open space on the lot, currently used for parking. The property has some unused FAR and density and as a corner lot, we have more freedom to deal with yards and lot coverage. We proposed building an accessory walk-up with 6 units, adjacent to the existing 6 story building. The units also have mezzanines. Today is the first step in my foray into development. I've always been intrigued with building structures. My father is a physician, and when we go on trips with our family when he would go to conferences, I always loved looking at the hotels before arriving. - How many floors does it have? How nice are the rooms? Does it have a pool? Every detail fascinated me (I would draw on giant pieces of paper skyrises of the cities we would visit). - Now, with this first project, we keep it simple. I break down the steps for comparing our end price point to recent new construction and existing rehabs, and I create a plan with my business partner on the construction side. Going slightly above market (in terms of layout, sq ft, and finishes) - This first residential project is my step toward building bigger and bigger. 2-unit to 4-unit buildings (to sell to some of my current clients) Then, small apartment buildings (to sell to clients and myself) And eventually, retail properties and beyond. Each project aligns with my goal of becoming a full-blown vertically integrated brokerage and developer. - So, whoever is approaching their own project should just create a plan that guides them through the process of building to their desired end result.
