Real estate stocks finished November as the second best performing group in the S&P 500 Index. The sector added 12%, slightly behind tech’s 13% gain. The momentum was fueled by bets the U.S. Federal Reserve is not only done raising rates, but will begin cutting them next year.

Listed REITs returned 0.4% last week, outperforming the S&P by +122bp and the NASDAQ by +248bp. Real estate was the 7th best of the 11 S&P sectors. The market oscillated between risk-on and risk-off sending stocks on a roller coaster ride not only day-to-day, but also intraday. Half of the 18 sectors were positive as office (+6.3%), timber (+4.2%) and diversified (+3.5%) led while single family rental (-4.1%) and data centers (-3.6%) were notable laggards. Listed REITs now stand at +3.9% year-to-date and are nearly +30% above their October 2023 trough. And real estate is the 2nd best performing S&P sector (+15.1%) since their year-to-date lows in mid-April - how many investors had that on their bingo card? Here's your pretty picture.

As long as rate cut expectations keep moving out, investor appetite for small caps will remain muted. Small-cap companies are taking a hit as a result of shifting Federal Reserve expectations. The recent inflation print for March has spooked investors, and it appears that even if the US economy grows faster than expected this year, fewer Federal Reserve rate cuts could prevent the market rally from moving into smaller market capitalization companies. This is bad news for small caps, which have more exposure to refinance debt at current high interest rates. Inflation Eases • Fed's Path Clears • REITs Lead REIT Daily Recap: https://lnkd.in/eGGFJU63 Following a cooler-than-expected Producer Price Index report on Tuesday, all eyes were on the Consumer Price Index report this morning, which posted a downside surprise for a fourth straight month following three months of hotter-than-expected reports earlier this year. Headline CPI rose 0.1% month-over-month and increased by 2.89% from a year ago - below consensus estimates of +0.2% and 3.00%, respectively. This marked the first month that the Headline CPI showed a "2-handle" since March 2021, having spiked to a multi-decade high of 9.0% in June 2022. During this roughly three-year period, however, the cumulative increase in CPI inflation has totaled nearly 20%. Core CPI - which excludes food and energy - rose 0.2% on the month and 3.17% on the year, which was roughly in-line with expectations of 0.2% and 3.20%, respectively. CPI-ex-Shelter - the metric we watch most closely given the substantial lags in the BLS' shelter inflation metrics - was flat on the month, which dragged the year-over-year increase back down to 1.72%. Despite mixed inflation data last week, equity markets resumed their march higher. All three major indices were able to notch positive marks. The Nasdaq was the week’s leader, rallying 3.09%. The S&P 500 rose 1.84%. And the DJIA brought up the rear, climbing 0.34%. The move on the S&P was enough to bring that index’s year-to-date performance into the black, while both the DJIA and Nasdaq are still slightly negative on the year. PPI Cools • REIT Dividend Hikes • Yields Dip REIT Daily Recap: https://lnkd.in/d4z842aK U.S. equity markets were mixed Thursday while benchmark interest rates dipped to fresh two-month lows after the Producer Price Index and Jobless Claims data provided further evidence of disinflation and softening aggregate demand. The Headline PPI declined -0.2% month-over-month and 2.24% from a year earlier - well below consensus estimates of 0.1% and 2.5%, respectively. Core PPI followed the same pattern, coming in flat month-over-month and rising 2.34% from a year earlier - below estimates of 0.3% and 2.4%, respectively. A retreat in gasoline prices fueled a decline in the Final Demand: Goods index, which dipped by -0.8% in May after posting a gain of 0.4% in April. Prices also declined for diesel fuel, commercial electric power, and jet fuel. The Final Demand: Services index - which has been an area of "sticky" inflationary trends - was flat in May after rising by 0.6% in April. There were even more significant signs of disinflation further up the supply chain. The index for Processed Goods: Intermediate Demand dipped -1.5% in May, the largest decline since December 2022. Even further up the supply chain, the index for Unprocessed Goods: Intermediate Demand dipped -1.8% in May, the largest decline since December 2023.
