🌟 Important Update: Building Administrative Committee Insurance 🌟 Under the Immovable Property Law of 1993 and its amendments, the Management Committee is required to insure and continuously keep the jointly-owned building insured against fire, lightning, and earthquakes with a licensed underwriter. The coverage should correspond to the building's replacement value. Insurance for other risks is mandatory only if more than 50% of the owners agree. This insurance can also extend to individual apartments, providing comprehensive protection for all owners against financial loss in case of total or partial destruction. 🛡 Coverage Includes: -Fire, earthquake, lightning, explosion -Aircraft impact, riot, civil commotion, strikes -Storm or flood, water escape, impact -Malicious damage -Public Liability: Protects the Administration Committee against legal liabilities for third-party injuries and property damage -Additional expenses: Alternative accommodation, loss of rent, debris removal, professional fees, underground services, trace and access -Accidental breakage of glass -Temporary safekeeping and storage services -Replacement of fire extinguishers -Metered water 💼 In Case of Partial Destruction: The law mandates the Management Committee to use insurance funds for the reconstruction, repair, or restoration of the jointly-owned property as soon as they receive it.
