Really pleased to publish our annual review of the Irish student accommodation market today. As with many segments of the Irish living sector, the key overarching theme is one of rising demand versus static supply. Our projections indicate that full time student numbers will rise by around 30,000 over the next decade meaning that student bed demand will rise to over 115,000 by 2034/35 compared to current supply of only approximately 47,000. With such a stark demand-supply imbalance, the past of least resistance for student rents is higher over the medium term. Stronger investment into the segment is critical over the medium term to address this imbalance. StuRents Annual Student Accommodation Report 2024 is out now - a huge effort from the Research team and everyone else involved 🏹 My contribution on PBSA occupancy revealed some key trends from the 2024-25 leasing cycle: National occupancy for 2024-25 reached 91.7% by September, a slight dip from 92.6% in 2023-24, with broadly consistent performance despite a challenging market. Significant location-based variance in booking performance was observed, with differences in bookings as large as 40.5 percentage points recorded between cities in March. Studios were slower to let in 2024-25, possibly influenced by visa uncertainty among international students and increases in total supply at a local level. Cluster booking velocity was broadly flat YoY, but like in 2023-24, were letting at a slower rate than studios.
