"The 2025/26 accommodation cycle will be kicking-off soon and nobody really knows whether the contracts they sign in October/November will have any legal standing in September." Our Head of Product John Gledhill has written an op-ed explaining the uncertainty around PBSA exemptions from the Renters' Rights Bill and its potential impact. Here is a breakdown of the 24/25 1st year student intake by institution preference. Key points of note: 📈 Higher tariff providers have increased acceptances by 7.8% from last year and 8.2% from a 2022 low, now making up 35.3% of 2024 acceptances. 📉 Medium tariff providers dropped 0.5%, while lower tariff institutions saw a larger decline of 4.4% from 2023. 🌏 International students prefer higher tariff institutions, making up over 20% of all acceptances in this category. 🇬🇧 UK student acceptances at high-tariff institutions have risen 9.3% from 2023, and account for 95% of low-tariff institution acceptances. ⬇ UK, EU, and non-EU student acceptances at low-tariff institutions declined in 2024, with non-EU acceptances down 13.6%. #studentaccommodation #studenthousing #ukstudents #internationalstudents #ucas

Now that we have a clear view of the 24/25 1st year student numbers, we have looked at the key demographic trends to be aware of - see below. Look out for part 2 tomorrow, looking at acceptances by institution type. TL;DR 📉 China, India, and Nigeria make up about 40% of non-EU acceptances in 2024, but all are down from 2023. 🇨🇳 Chinese student acceptances, which tripled between 2015-2022, are down 1.9% from 2023 and 10.9% since their peak, possibly indicating a downward trend. 🇮🇳 Indian student acceptances have risen yearly since 2015, but are down 3.8% from 2023. 🇳🇬 Nigerian acceptances peaked in 2022 but have dropped 31.4% from 2023. 📈 Total acceptances are up 0.9% from last year, driven by a 1.1% increase in UK student acceptances. 🇪🇺 EU acceptances have dropped 0.8% from 2023, continuing their decline since 2018. 🌏 Non-EU acceptances have decreased 0.5% for the second year in a row. #studentaccommodation #studenthousing #internationalstudents #ukstudents #highereducation

How do you analyse the supply of non-PBSA housing options (HMO and BtR)? Our Head of Research, Richard Ward, covered this question in our Q3 market update webinar.
