Is a bifurcated recovery on the cards for 2025? In this recent article from IPE Real Assets, journalist Christopher Walker looks at the impact possible interest rate reductions might have on commercial real estate markets. But I believe there are other factors in play... The geopolitical uncertainty of 2024 will hopefully give way to more certainty and stability in 2025, but I suspect that it might take a couple of months for everybody to get comfortable with it. In the UK, I’m expecting greater investor appetite as a lot of real estate asset classes look relatively cheap, and our economic and political environment will compare favourably with much of continental Europe. Across the property use classes, the focus on ‘experience’ will continue to drive demand to the premium assets and locations, and further widen the chasm between ‘best-in-class’ and ‘stranded’ assets. Carbon saving and re-purposing will be the saviour of the stranded assets, but only after heavy discounting. MSCI Inc.’s 2024 outlook highlights the value of existing commercial assets at risk from climate change, caused by physical damages, transitional costs, and insurance costs. “In 2023, several notable climate records were broken, and scientists expect the year to be the warmest on record. For real estate investors, these changing weather patterns may impact their portfolios in several ways, including physical damage and transition costs. The MSCI Climate Value-at-Risk Model estimates that up to 5.5% of the MSCI Global Annual Property Index could be vulnerable to transition risk, and 3.0% could be vulnerable to physical risk over the coming decades.” Another, more immediate way in which climate change could affect investors is through insurance costs. Data from the MSCI U.S. Quarterly Property Index shows that insurance costs as a percentage of income receivable more than doubled to 2.3% from 1.0% over the five years through September 2023. #commercialassets #climatechange #realestate #investor #transitioncost #transitionrisk #insurance #engagement #ESG #sustainability
