Nice to see long term client D&D back in the press for all the right reasons. Having right sized and recalitlaised the estate, there is no reason why they can’t move forward again and gain momentum. It’s important to emphasise what David Loewi says and undeline it and put it in capitals, growing restaurants is all about location and property deals. I have seen many groups lose momentum and come unstuck on the back of poor property choices. Treat each site as if it’s your first. If you are not agonising over every site choice, that should be an alarm bell. Looking forward to watching D&D (or D as David jokingly referred to it after losing the irreplaceable Des Gunewardena) developing some beautiful restaurants.

Why are these factors so important, especially in Miami? With prices soaring out of control, restaurant owners face tough challenges. Here's our advice for navigating these turbulent waters: 1️⃣ Find a space that costs less than $100 per square foot. In Miami's competitive market, this ensures affordability while maintaining a desirable location. 2️⃣ Ensure your grease trap is updated and compliant to avoid fines and closing your doors for updates which can take up to 18 months🤯 3️⃣ Opt for second-gen locations to avoid hefty impact fees for changing the designated use of a space, ensuring smoother transactions and quicker openings. 4️⃣ Get creative and consider setting up shop in a hotel or food hall. Leveraging existing foot traffic and amenities can attract customers and enhance brand visibility. 5️⃣ Work out flexible lease agreements, such as percentage-based rent structures or natural break clauses, to adapt to changing market conditions. 6️⃣ Delay lease payments until after obtaining the certificate of use for new construction projects to mitigate financial risk. 7️⃣ Keep rent below 10% of overall revenue to safeguard profitability and weather economic fluctuations. Surviving and thriving in Miami's competitive restaurant landscape demands strategic decision-making and meticulous planning. As a restaurant broker, these insights are invaluable for guiding clients toward sustainable success in the industry. You think you have what it takes to open a restaurant in Miami. High-profile chefs and international operators are understood to be among the interested parties looking to take over the former Le Gavroche site in Mayfair. Davis Coffer Lyons is marketing the 4,000 sq ft venue on London's Upper Brook Street following its closure in January. Grand Residence Club by Marriot, which runs luxury residences above the restaurant site, has appointed the property firm to find a new tenant for the space. Two-Michelin-starred Le Gavroche ran its final public service on 13 January after more than 50 years of trading. The restaurant was founded by Albert and Michel Roux Sr in 1967 and had been run by Michel Roux Jr since 1991. Davis Coffer Lyons said in a statement: "The fine dining restaurant – a London institution – completed its final service in January, ending a 55 year tenure. "A fitting operator is sought for the 4,000 sq ft venue in Upper Brook Street, which sits below GRC's luxury residences. "Its compelling history and sought-after Mayfair location mean it is attracting a great deal of interest from a range of operators, including high-profile chefs as well as new international entrants." Global Business Development Manager - Using the Power of Data Science to help Retailers scale for Growth and Profitability
Interesting perspective from a genuine innovator in the Australian hospitality scene. I've met Bradley and know he is all about upholding a very high standard when it comes to the food quality and experience his customers receive at all of his dining establishments. I know the business was hit hard by Covid expecially given most of his restaurants were full service dine in and not set up for delivery. It's great to see the business has now turned a corner and landlords are seeking him out. The 5 guys brand will be an interesting one to watch in 2024. They only opened 3 stores in 3 years so will need to ramp up growth exponentially as the market is only going to get more saturated. Not operating in the "value"segment of the market is also making trading conditions tough for brands like these when spending is somewhat restricted. Will be looking on with interest for a big 2024 from these guys. #qsrs #foodie #dataanalytics
