Farewell the Ausie backyard in the sky. Mayor Frank Carbone made me smile this week. Lamenting the loss of the Ausie backyard ... when most new residents to our cities will at best have a courtyard in the sky. It also made me reflect on our obsession with the balcony.... legislated and protected in the ADG yet too often only used to dry laundry, mount air-conditioning and hot water systems and store junk. It's a poor substitute for the backyard. To think that with climate change these spaces will be too hot to use anyway for much of the year. It also got me thinking... after a chat with John Engeler earlier this week about the need for more flexible space for residents on low incomes. What if we allowed for balconies to be enclosed as wintergardens with high performance windows? How many extra rooms could we deliver? How many little studies or sewing rooms or utility rooms would we create that meet the multiple needs of real people? How much cooler and better insulated would our apartments be? Ross Harding ? MMC Clip-on wintergardens? At scale? No more bamboo screens! How much more life in public space would we see in our parks? We are in a crisis after all. We need to look beyond the backyard fence .

What’s a Pocket Neighborhood? It's a cluster of charming southern style cottages, smaller for downsize or starter professionals) huddled around a shared garden, fostering a deep sense of community. Architect Ross Chapin coined the term, noticing the magic of connection these enclaves offer. Proximity, privacy, scale, and community are key ingredients that make pocket neighborhoods special. Origins and Evolution: In the late '90s, Ross Chapin and Jim Soules created the Third Street Cottages in Washington, sparking a wildfire of interest in pocket neighborhoods. Ross designed variations around Seattle, drawing diverse residents. Taunton Press featured Third Street Cottages in a best-selling book, leading Ross to write “Pocket Neighborhoods: Creating Small Scale Community in a Large Scale World.” Why It Matters: Pocket neighborhoods challenge cookie-cutter over size housing, emphasizing community as the heartbeat of where we live. They are cozy, sustainable, and full of character. Each home is open space, smart, net zero energy and ECO Panel built off site. #neighhood #pocketcommunity #innovation #netzeroenergy #stormproof #designbuild #engineering, #waterfront #retirement #downsize #workforcehousing

Tenant Appreciation Events Organizing tenant appreciation events can be an effective way to strengthen the bond between landlords and tenants and create a sense of community within the property. Consider hosting occasional gatherings, such as a barbecue cookout, holiday party, or a gardening day where tenants can come together and socialize. These events provide an opportunity for landlords to interact with tenants in a relaxed setting, get to know them on a personal level, and show appreciation for their residency. Additionally, fostering a sense of community can lead to increased tenant satisfaction, longer lease terms, and a higher likelihood of referrals to prospective tenants. #Tenants #Landlords #relationships #rentals #investments #selling #philippines

Charleston Market Snapshot ‘It’s been a surprisingly active week for the Charleston market, especially given the season! Notably, 30 properties owned by the Charleston County Housing and Redevelopment Office went under contract this week. These were mainly handyman specials at lower price points in North Charleston and James Island, with a few scattered across other areas. It’ll be interesting to see if this trend continues or if it was just a unique occurrence. Stay tuned for more updates as we see how the market evolves! #CharlestonMarket #RealEstateTrends #charleston #charlestonsc #jamesisland #westashley #mountpleasant #chs

Navigating Planning Hurdles: Insights from Mayflower House At Flint, we're dedicated to enhancing the communities we invest in. Our journey with Mayflower House, an 8,000 sqft office building located just off Billericay’s High St, began in 2021. Over the years, we've celebrated wins in planning, including permitted development for 14 apartments, additional office accommodation, and ground floor extensions for retail units. However, our most ambitious proposal yet seeking permission to vertically expand the building by 1.5 stories to create a vibrant serviced office hub for the community encountered obstacles. Despite our best efforts, the planning system unfortunately didn't align with our vision. Nonetheless, we're confident that our proposal would have significantly benefited the community. We firmly believe that in such a sustainable location, our building would have thrived, supporting local businesses. Despite setbacks, Mayflower House now houses ten local businesses with full occupancy across its existing floors. We look forward to exploring the further planning opportunities Mayflower House has to offer. #MayflowerHouse #Billericay #LocalBusiness #CommunityDevelopment #PlanningPermission #Resilience #Innovation #propertyinvestment
