Walls are the backbone of your property. They support roofs and ceilings, provide essential shelter, and house vital systems like plumbing and electrical wiring. Whilst some favour open-plan spaces that beautifully blend kitchens and living areas, achieving this aesthetic sometimes means removing walls, which can be tricky, especially if they’re load-bearing. In our latest article, the IKT Consulting team breaks down how to determine if a wall is load-bearing, ensuring you know to handle your project safely.

Elwyn and Palmer Consulting Engineers: 🚧 Expect the Unexpected in Building Renovations 🚧 I received a call recently about an interior wall that had collapsed. The cause? The wall was undermined during interior excavations for a slab replacement, and there was no footing supporting the bearing wall. The contractor quickly blocked off the two floors above the area and installed temporary shoring in case the remaining portion of the wall collapsed—though not exactly how I would have designed it. This situation is a strong reminder of the importance of expecting the unexpected in building renovations. Performing thorough due diligence is crucial to avoid potentially dangerous conditions like this. Always ensure that every aspect of a structure is accounted for, especially when making changes to the existing building structure. Safety first! 🏗️ #ElwynandPalmer #StructuralEngineering #BuildingSafety #ConstructionManagement #RenovationSafety

Comprehensive fire and acoustic tested solutions Fire resistance to BS-EN 1364-1:2015 EI 60, 90 and 120 mins (inside to out, outside to in) In the UK, Saint-Gobain Interior Solutions combines the strengths of British Gypsum and Isover to offer builders a system that incorporates exterior sealing, insulation and interior finishing. GypLyner Xternal also includes the SpecSure® Lifetime guarantee of performance. Whether building an office tower, a school or an apartment block, it is rare for the same teams to design and build both the exterior and interior. With GypLyner Xternal, Saint-Gobain Interior Solutions offers UK builders a new way of working. This new system simultaneously seals, insulates and finishes the exterior walls of buildings. Since its commercial launch at the end of 2022, it has stimulated exchanges between British Gypsum and Isover – the two brands collaborating – and their customers, while multiplying the synergies between them. GypLyner Xternal incorporates Polterm® panels, Isover glass wool and Glasroc®X et Gyproc® plasterboard. Once the structure of the buildings has been erected - or stripped in the case of renovation work - Glasroc®X external panels ensure 6 months of certified weather protection. The operators are thus available for other tasks and can optimize their work. All that remains is to install the outer walls, which are mainly for aesthetic purposes. Provided its installation specifications are followed, GypLyner Xternal provides the builder with all necessary guarantees in terms of fire resistance and acoustic and thermal performance. The solution is sized individually for each site, depending on the project owner’s goals and benefits from the British Gypsum’s SpecSure® guarantee. It is a key element of the value proposition, at a time when UK fire protection regulations have just been tightened. https://lnkd.in/ehyJyx7U hashtag #insulation hashtag #offices hashtag #facades hashtag #facadedesign hashtag #isover hashtag #sgis hashtag #design hashtag #project hashtag #school hashtag #building hashtag #polterm hashtag #architects hashtag #insulationforregulation hashtag #insulationforthermalcomfort hashtag #newhomes hashtag #refurbishment hashtag #acoustics hashtag #rmi hashtag #refurbishment hashtag #improvement hashtag #cladding

🚧Back into renovation adventures! Let's pause and take a picture of the old stuff before destroying it. This is a picture of the "in between phase" of our house, clearly seeing old and new in 1 room. The left side is old, in typical condition when we got the house. You see all kind of extra beams, unnecessary corners, pipes from the heating going through the room (because installed later), plastering in several layers. It gives a messy feeling with all kind of quick fixes done in the past. ⛅ ✨The new (in progress): new double glassed windows (the frames of the old ones were simply rotten and stitched together...) and a wooden beam to set the frame for the new (to-be-isolated!) wall. 🚨And here comes important value: the skill to position this wooden frame, so that the end result will be a smooth and straight wall. Leave out all the unnecessary corners, pay attention to the 'optical' straight lines. Simplifying, while modernizing. ❤ Once it is finished: you may not see the effort that was required. But the value: the old condition doesn't make sense anymore. Why did we work with these strange corners?! It so makes sense to live with the new style. I have huge respect to carpenters, who can see how to settle wooden construction frames and know how to get a straight line into a "not straight" old house. Impressive! 💥 ► The parallel to IT work? A good baseline is key for the end result. Setting a good and efficient baseline is a valued skill. The end result looks simplified and it is worth the effort you put it. Once you work with it, you don't want anything else.

With 14 years in the construction industry, we know how to achieve stunning transformations. Here’s a look at one of our recent projects that highlights our approach and expertise. Planning and Material Selection Material selection is crucial for both functionality and aesthetics. For this project, we chose: Flooring: Large-format porcelain tiles for durability and modern appeal. Walls: High-grade gypsum board finished with quality paint and accented with wood paneling. Ceiling: Acoustic panels with integrated LED lighting for a sleek look. Reception Desk: Custom-built using materials like marble and metal. Lighting Fixtures: Elegant, modern chandeliers and ambient lighting. Green Wall Feature: A vertical garden to introduce natural elements. Permits and Approvals Securing the necessary permits is a critical step. This includes building, electrical, and plumbing permits, along with ensuring ADA compliance and fire safety approvals. Construction and Workforce A dedicated team, including a project manager, general contractor, and specialized contractors (electricians, plumbers, HVAC technicians), worked cohesively to bring the design to life. Key steps included: Demolition: Removing outdated fixtures and finishes. Framing and Drywall: Installing new framing and gypsum board. Flooring Installation: Precisely laying porcelain tiles. Electrical and Plumbing Upgrades: Installing new systems and fixtures. Ceiling Installation: Adding acoustic panels and LED lighting. Painting and Finishing: Applying final finishes and paint.
