When listing an available home in a retirement village, what photos do prospective residents want to see? We surveyed our audience to understand what photos they most want to see. Here's a summary of what we learned from 400 respondents. 🏘 Show Everything: All Rooms and Spaces The most common response? The more, the better! Prospective residents want to see as many photos as possible, both interior and exterior. Just like with any home listing, extensive photos make the listing more helpful and increase the chance of enquiries or requests for viewings. 🏘 Bedrooms, Bathrooms, and Living Areas As expected, these are the most sought-after photos. Ensure they are high-quality and avoid empty rooms if possible. Stage them to showcase their potential. 🏘 Include Outdoor Areas Give potential residents a first impression with a clear view of the home's exterior. Include additional photos of the backyard or balcony to give them a sense of their personal outdoor space. 🏘 Highlight the View Take a photo showcasing the view from the main living area and/or kitchen. What will residents see when they look out towards the village? 🏘 Don't Forget Storage and Garage Since downsizing is common when moving to a retirement village, storage is crucial. 🏠 Remember those childhood days? For many of us, they're filled with memories of a house with a garden or a verandah where we played. There was always a nearby open space or ground we could dash to the moment we stepped out. And who can forget those summer nights on the terrace, counting stars or flying kites during Makar Sankranti? But as adults, many of us find ourselves living in flats and gated societies. They're packed with amenities and have everything we need at our fingertips. Sounds perfect, right? Well, not so fast! In a flat, stepping out of your front door doesn't mean you're out in the world. Instead, you're in a shared space that feels more like a maze. Want to feel the pulse of the city? First, navigate the elevator, then wind through corridors, and finally breach the main entrance. It's like a video game, but less fun and with more awkward small talk. Let's talk about sunlight—or the lack of it in many flats. It's like living in a cave, but with better Wi-Fi. Houses, on the other hand, can be sunlight magnets. Windows on all sides? Yes, please! Sunrises and sunsets are something else in a house! In a flat, you might forget what the sun even looks like. Also, every house has its own unique architecture, a physical identity. Big or small doesn’t matter. A flat has a collective identity, while a house has an individual one. Living in a flat can make you feel like a number in a giant math problem. "I live in 403B of Sunshine Towers" sounds more like a PNR code than an address. But houses? They've got character! "The blue house with the red door and a broken fence" – now that's an address with personality. It's the difference between being "that guy from A-wing" and "Raj from the corner house, right beside the large Neem Tree." Houses come with bonus outdoor spaces—verandahs and terraces. It's like having an extra room, but with fresh air and a view. Your own open space. You don't have to share it with anyone else. The rains and winters are something special here. In a flat? Your 'outdoor space' is often just a balcony where you can maybe squeeze in a plant. Look, flats aren't all bad. They're like the Swiss Army knives of housing—compact, efficient, and convenient. They're often more affordable, need less upkeep, and can be right in the heart of the action. But for some of us, a house feels more like a home. It's not just about the building—it's about that feeling of having your own space. In the end, home isn't just where you keep your stuff. Day 2 - Mothers, Design & Community: Celebrations and Rituals As Mother’s Day approaches, I remember my mum who I lost to cancer when I was finishing high school. She missed so many celebrations, rituals and family traditions in my life after her death. From large celebrations of our wedding, children’s births, birthdays, graduation, life achievements, starting a business – to little moments of joy. As I miss her presence, I am surrounded with many who have celebrated me and cheered me on throughout the years. I would describe my mum as genuine and practical. There was no ounce of pretence in her, and she spoke the truth with kindness. As I work with homeowner clients, I find that their main deep-down purpose for renovations tends to be motivated by the creation of spaces for celebrations, rituals and family traditions. Some of the ways I aim to achieve this atmosphere of celebration, wrapped with warmth and inclusivity is by using timeless authentic materials, carefully curated pockets in the homes for serendipitous interactions and the design of built-in bench seats where you accidentally rub shoulders with the person sitting next to you. Even though as architects we can design for a close-knit community and create spaces that encourage human connection, I don’t think it has to be restricted to physical spaces. There is more…. I’m curious about designing non-tangible places, spaces that bring people together, creating deep friendships and authentic connections. This may be the start of something bigger for me beyond architecture, and I want to start with listening to your stories. What do celebrations, rituals and traditions look like for you? Few months down under. I've had the pleasure recently of spending a few months in Australia. And fortunate enough to meet up with a great Aunt. Whilst here we're expanding our research and further enquiry into the later living sector. Following pioneering new research by Cartwright Pickard and their two year knowledge transfer with Royal College of Art - it's fascinating to understand how our real estate will shape the future of an aging population. Here, in Australia - research shows 1/20 people live in properties designed specifically to support them for living later and growing older. In comparison in the UK its 1/200 people properly accounted for creating an approximate market size of of 3.8m. Legal & General estimate this to translate to 1.2tn worth of property or 38,000 homes per year. Later generations are approaching retirement and downsizing may be the priority. Curious to see the innovative schemes and designs emerging to cater to this expanding demographic. We're following closely to better understand an urban typography that could help address future challenges.
