The Influence of Visual Impact Studies on Development Approvals We see the increasing usefulness of visual impact studies in our Client’s developments. The Ashbury town house project is a good example of how high quality and accurate photomontages can effectively communicate design intent between Client and Council. The studies also raised design minor adjustments that improved outcome of the development within the site and landscape context. Carlo Pascaran from Dickson Rothschild worked with Corrs Chambers Westgarth to rapidly produce a set of important images that helped secure approval at the Land and Environment Court. We just renewed our pledge to participate in Lights Out, an initiative by Bird Safe Philly to prevent bird-building collisions. With fall migration starting up, join us in turning off unnecessary lights from midnight until 6am, now until November 15. Bird Safe Philly reports that for one participating building, preliminary data showed bird collision injuries/fatalities dropped 70% since 2020! In addition to adjusting your lights, utilizing frit patterns can create visual density that birds can see. However, not all frits are created equally—they must have high enough contrast and narrow enough spacing to be effective. We take this one step further by creating functional patterns that also complement the overall facade design. How important are site visits❓ A frequently asked question to our masterplanning team. A: Site visits are critical. Going to site helps inform our masterplans. Technical advice and Google Streetview can only take one so far. “My Barn has been standing for 100 years. It should be good to go, right?” This is the phrase I am often greeted with when a client asks me to help them with a barn conversion. Unfortunately, this is the most common myth about barn conversions. While that statement may be true, we want to ensure it stands for another 100 years and, more importantly, it is safe when you have people in it! Before making any changes, it's essential to consider building codes. The agriculture code considers the building and its contents less important, allowing for specific reductions in structural, comfort, energy, fire, and safety requirements. However, if you want to change the building's use from agriculture to something else (such as residential, commercial, events, etc.), you will need to meet the code's requirements, as the building and its occupants are considered to be more important in these cases. In the realm of CEQA, mitigation measures aim to mitigate impacts to historical resources; however its not always possible when it comes to demolition. One traditional approach to mitigation for demolition is documentation. While documentation is valuable, the resource is still physically lost with little opportunity for public awareness of the resource's significance. Instead of documentation consider some mitigations that are useful, accessible, and engaging for the public. Some ideas may include: - Relocating the building off-site for rehabilitation and reuse - Establishing a mitigation fund to fund future historic preservation efforts - Salvaging and reusing or selling architectural features - On-site interpretive displays - Museum exhibits - Publishing literature such as pamphlets or books - Developing electronic interpretation like videos, websites, walking tours, or apps - Oral history interviews - Commemorative signage such as street signs These strategies help ensure that historic resources aren't simply recorded and forgotten. Kudos to the #CityofCamarillo for the relocation and rehabilitation of the Scholle House! In leu of demolition, the historic farmhouse will be moved and rehabilitated on-site to allow for additional residential development.

These owners–as dedicated as they are to preserving or refurbishing their property–often feel at a disadvantage when communicating with professionals well-versed in the complex jargon of this multidisciplinary field.
