#CapitaLandDevelopment is the top bidder to redevelop an industrial business site located at Kallang Way into a food factory. The envisioned nine-storey food facility will be designed to provide operational efficiency, with 40-footer container ramp-up access and unit configurations with flexibility for expansion. The facility will serve a spectrum of food-related end-users including manufacturers, caterers, storage and central kitchen operators, which require proximity to their customers. It will also comprise more than 1,000 sq m of retail space to enhance the business mix.
The proposed development will retain the distinctive design from Singapore’s industrial architectural legacy, through the adaptive reuse of the last remaining three-storey terrace showroom factory cluster that was built in the 1980s.
Strategically located in the well-established Kolam Ayer industrial estate, the land parcel offers connectivity and accessibility that will benefit end users in their business operations.
CLD partnered like-minded capital partners in this land tender, including an affiliate of Fraxtor Group, with a shared vision in rejuvenating the area with this redevelopment.

Helping busy parents spend time with their children while at the same time developing children's emotional intelligence through a fun and creative t-shirt design kit.
This weekend, in conjunction with the KL Kreatif Festival, I found myself exploring downtown Kuala Lumpur. I stumbled upon a newly repurposed event space called The Toffee KL, which also hosts Bernard Chandran’s Myth Evolution Fashion Art Exhibition (running until 20.10.2024). It’s an intriguing space, home to UrMu (Urban Museum), a private collection filled with incredible works from local artists.
After soaking in all the creativity on display, I made my way up to the rooftop, adorably named BoomBong. As I stood there, this was my view: a rooftop, looking down on another rooftop, with the towering Warisan 118 standing tall in the background.
KL is a city where the old and new meet in unexpected ways. This space, like many others, is breathing new life into an older building. Walking up the stairs, I couldn’t help but admire the well-worn tiles—each one with its own story to tell. There’s something captivating about the juxtaposition of fresh energy in a space that carries the marks of history.
The weathered rooftop beneath me reminded me that, in both design and life, we often seek the shiny and new. But sometimes, it’s the aged, imperfect elements that carry the deepest beauty. They represent resilience, history, and the stories that have shaped us. It’s a reminder to honor the past while still moving forward—just as KL does so beautifully with its mix of tradition and modernity.
That’s the charm of Malaysia, isn’t it? The rojakness in our food, our culture, and even our architecture

LOCAL COMPANY EXPANDING BUSINESS
KUALA LUMPUR (Oct 9): Home furniture specialist Ecomate Holdings Bhd (KL:ECOMATE) has proposed to acquire a single-storey factory in Muar, Johor, along with machinery and components, from SWS Capital Bhd (KL:SWSCAP).
It is part of the company’s plans to establish a new factory and warehouse, while securing a permanent premises to support its business expansion, Ecomate said in a bourse filing on Wednesday.
The company said it will be buying the factory, situated on 8,217 square metres of leasehold industrial land, for RM7 million, and pay another RM1.85 million for the machinery and components
Ecomate noted that the new manufacturing facility is located near its existing plants, allowing for improved administrative control, reduced production costs, and enhanced product quality.
The company plans to rent out additional space within the property, potentially generating rental income.
Ecomate shares closed unchanged at 89.5 sen on Wednesday, giving a market capitalisation of RM318.65 million. Year-to-date, the stock has surged 22.6%.
SWS Capital rose half a sen or 2.44% to 21 sen, valuing the furniture and plastic ware manufacturer at RM63.48 million

As you may know, in some parts of Asia, coffee culture is deeply rooted. It’s not just about the beverage itself but also about the social aspect—coffee shops serve as spaces where people gather and connect. Design plays a key role in this experience, enhancing the atmosphere and encouraging people to frequent these spaces more often.
Seoul exemplifies this trend with its vibrant coffee culture, boasting more cafés per capita than any other city globally. These range from international chains and local franchises to themed cafés and an increasing number of high-quality independent spots.
One such café, Perception, is located in the Hapjeong district, an area favored for its cafés thanks to its proximity to several major universities and a prestigious art school. Perception stands out for its eye-catching ceiling, a flowing structure of curved wooden slats, which architect and designer Jung Hae Jun-Feelament has aptly named ‘The Shading Tree’.

#Breaking: CapitaLand Development has submitted a proposal to the authorities to build a residential development on 71 Science Park Drive, currently a vacant plot in Singapore Science Park (SSP). If approved, this will be the first residential development in SSP, in line with CLD’s multi-stage strategy to transform SSP into a holistic work-live-play innovation district.
Peet Mun Chew, MD of CLD Singapore, told Ng Keng Gene of The Straits Times that inserting housing units in Science Park was a “logical step” as part of the phased rejuvenation of the business park, which celebrated its 40th anniversary in 2023.
In the longer term, CLD wants to make the business park more vibrant by creating a self-contained neighbourhood with homes and recreational amenities near offices, similar to the regional nodes outside the Central Business District that the Government has been developing.
CLD is looking at how to intensify the use of land in the 55ha business park, citing how Geneo – which sits on a site of about 6.4ha – will increase the park’s worker capacity from 12,000 to 21,000.
The first phase of rejuvenation took place in the 2010s, with eight older buildings redeveloped into higher-density ones, such as Ascent at 2 Science Park Drive, which was opened in 2016 and includes food and beverage (F&B) outlets, in addition to office spaces.
Geneo, which comprises five buildings, represents the second phase of the business park’s rejuvenation. One building at 5 Science Park Drive opened in 2019 and currently houses Shopee, while 7 Science Park Drive opened in 2024 and has serviced apartments operated by Citadines.

Urban areas in Malaysia concentrated in major cities like Kuala Lumpur with population of around 1.5 million, there are a handful of sizable cities with populations between 500,000 and one million including Seberang Perai, George Town, Ipoh, Petaling Jaya, Shah Alam, Iskandar Puteri, Seremban, and Johor Bahru. Over 30 cities have a minimum population of 100,000.
Some reports indicate that Malaysia is currently one of the most urbanized countries of South East Asia, and also one of the most rapidly urbanized regions around the world; over the years, the urban population in Malaysia has increased from around 66 percent in 2004 to 75 percent in 2024 and is expected to reach 85 percent in the year 2050.
Take example of Kuala Lumpur, urban living are often characterized by hustle and bustle life, constant move, overwhelming, crowded public spaces, with long commutes and relentless schedule. This urban area requires lot of human-built structures and created lot of activities for social economy and employment opportunity. Throughout the year, my team has been visiting timber companies across KL, Selangor, Perak, Penang, Johor, Negeri Sembilan, Pahang, Terengganu and Kelantan. We shared about TimbeReality and how they can leverage on virtual tours as an immersive 360° presentation.
For us, engagement trips like this are important for us to understand our customer's pain points, build stronger relationships, and tailor our solutions to meet their specific needs. We gained valuable insights into their challenges and aspirations, enabling us to enhance our offerings for the timber industry.
TimbeReality is an ongoing digital transformation initiative by Actsugi and the Malaysian Timber Council - MTC. It highlights the virtual showrooms and factories, while displaying quality furniture and timber products from their TIMB3R Design Incubator Programme.
