After launching JLL Ireland's Outlook 2025, CEO and Head of Capital Markets, John Moran, spoke with Joe Lynam this morning. Among the topics discussed was the office vacancy rate in Dublin. While at an elevated level of 15.8%, the story around the office market is becoming increasingly positive. Annual leasing volumes were up 66% in 2024 compared to the previous year, and the level of reserved space likely to be signed over the coming months is 64% above the long-term. Furthermore, we're beginning to see prime headline rents grow as demand for well-located, best-in-class space intensifies. The gig economy has become a vital component of the modern workforce, revolutionising how people work and earn a living. It offers flexibility, autonomy, and diverse opportunities for individuals seeking alternatives to traditional 9-to-5 jobs. Enabled by technology platforms and digital tools, gig work allows professionals to connect with clients, complete tasks, and earn income on their terms. This model not only empowers workers to balance personal and professional responsibilities but also enables businesses to access a global talent pool and scale operations efficiently without long-term employment commitments. For economies, the gig sector stimulates innovation, encourages entrepreneurship, and contributes to economic resilience during periods of uncertainty or disruption. However, its rise also highlights the need for updated labor regulations, benefits structures, and protections to ensure fairness and sustainability for gig workers. I am thrilled to announce that GigsRemote has opened offices in London, and is already working with UK companies. This milestone reflects our commitment to serving our UK clients more closely and strengthening our local presence. London is not only a global business hub but also a city teeming with innovation and talent—an ideal environment for us to grow. I’m excited about the opportunities ahead and look forward to building strong partnerships that drive value for our clients and the broader tech community. #GigEcononmy #TechnologySkillsOnDemand
🗣️🏢 We are proud to announce the opening of our office in London, marking a significant milestone in the company’s mission to deliver exceptional IT talent to the UK market. This strategic expansion underscores our dedication to being closer to our UK customers and enhancing collaboration with its growing clientele. 🤝 https://lnkd.in/d9_eHRF9

European office take-up rose by 2% year on year (YoY) to 1.7m sq m during Q1 2024; however, this remains 11% below the pre-pandemic five-year Q1 average. Southern Europe performed strongly, with Lisbon (+82%), Barcelona (+20%), Milan (+9%) and Madrid (+6%) all above the pre-pandemic five-year Q1 average. For the full year 2024, we expect take-up to remain in line with 2023 at circa 7m sq m. See more:

My latest commentary addresses the declining number of head offices in New Brunswick and across Atlantic Canada. The piece explains the numerous benefits of head offices to their home jurisdictions, such as high-paying jobs, innovation, economic spin-offs, and philanthropy. Unfortunately, head offices are on the decline in New Brunswick and across Atlantic Canada (see below). The number of head offices in New Brunswick has declined from a peak of 63 in 2018 to 54 in 2022, the latest year of available data. Head office employment is down more than 300 jobs from a recent peak in 2014. As noted in the piece, the competition for both talent and investment takes place on a global basis. These resources, and the head offices that house them, will generally chose to locate in those jurisdictions most hospitable for the private sector to flourish. Policymakers in Fredericton and across Atlantic Canada should do everything possible to improve the state of the private sector and reverse this concerning trend. You can read the full commentary, which was published in the Telegraph-Journal, Times and Transcript, and Daily Gleaner here: https://lnkd.in/eEZa4_tK
