A mild economic slowdown in 2024 with no net-job losses will modestly constrain overall rental growth in 2024. The industry norm for acquisition fees is typically 1-3% of the purchase price, with the fee dropping as the size of the deal increases. Asset management fees are typically around 1% of gross collection, covering overhead costs. Property management fees are separate and usually around 3%, paid to a third party company. Renovation or construction management fees range from 3-6%. Refinance fees are a flat fee, usually around $15,000-$25,000, and there may be a disposition fee of no more than 1%.
