Project Update: Structural Demolition and Design Optimization
It has been over a week since the structural demolition, and I am pleased to share that we expect this work to be completed this week. Our focus now shifts to addressing several design issues that require immediate attention. I have compiled a comprehensive list of RFIs covering architectural, structural, HVAC, civil, plumbing, and electrical aspects. While this may seem like a kind of work in an office, it is crucial for ensuring project success, budget control, and selecting effective technical solutions.
After winning this project, several key challenges came together that are also parts of the reasons why I was chosen 🤣(it's not easy) :
⌚ Time Constraints:
We are tasked with demolishing the existing structure and constructing a new one to hand over in less than four months. This involves proactively addressing potential technical issues, collaborating with a new team, and organizing connection design details. Thanks to my engineering background and architectural design experience, it's easier to identify areas that may present challenges and focus on minor changes that require less effort, making it incredibly helpful for balancing time and resources.
💵 Budget Control:
Given that the initial design exceeded the owner's budget, we are working diligently to optimize the systems involved. This process relies heavily on construction experience and discussions with trades about viable options. Utilizing our energy sustainability report, we have optimized the roof and several systems to maintain functionality while saving time and costs. We are also in the process of optimizing some facade elements, ensuring we meet design delivery timelines.
❓ Addressing Potential Technical Issues:
This project involves rebuilding a completely new steel structure. The lack of detailed existing footing designs poses challenges, as the new pad footings may need adjustments after we cut through the concrete slab. Our next step is to strategize how to manage these potential footing changes within a tight timeframe.
🤝 Integrating New Technologies:
The installation of an over 7-meter high glass facade presents unique structural challenges, as it’s not a common type in this area, which requires detailed coordination between the steel structural team and facade manufacturers from overseas to ensure all connections are effectively organized.
