Our city has become one of the most expensive places to live in Michigan, with an average housing wage of $26.33 per hour required to afford a 2-bedroom apartment without paying more than 30% of income on rent. For the 49503 area, this figure climbs to $26.92 per hour. This data underscores the urgent need for initiatives that address both housing affordability and fair wages. Last week, National Low Income Housing Coalition released the 2024 #OutofReach report, which details the hourly wage that a fulltime worker (assuming 40 hours a week / 52 weeks per year) must earn to afford a modest 2-bedroom apartment at Fair Market Rent. Rhode Island's housing wage has increased exponentially over the past five years, even when accounting for inflation. This year's housing wage is $33.20 per hour, equating to an annual income of $69,054. Meanwhile, the average renter wage is $18 / hour and the state minimum wage is $14 / hour. "The most effective solution to addressing this issue is to build more homes across all income levels," commented HNRI Executive Director Melina Lodge. "Work harder." = You'll need to work 2.9 jobs and bring in $88k to support the basic housing costs for a 2 bedroom fair market rate unit in Adams County. Eighty-eight THOUSAND dollars/year for the bare minimum. To have shelter in a space you'll maybe spend 6 hours in per day. (nevermind all of the other things society expects, "have more children," "be more positive," "remain resilient..."). This math ain't mathin' and it hasn't been for decades now. If we could work or build our way out of housing insecurity, instability and injustice, we'd have done so long ago. The answer includes so many "both ands" I'm exhausted just thinking about it. As a community, we have to do things differently than ever before and with an urgency, vibrancy, and transparency unseen before. The answer is D: all of the above on that scantron. As shared with Shelburne's business community: Town Manager Matt’s 124 words in 2024: May 21 Continuing last week’s focus on Shelburne’s place within the Burlington Metropolitan Statistical Area, I found a fascinating area economic summary from the Bureau of Labor Statistics. It has recent price, wage, and employment data. Many Shelburne residents are among the 23,700 Burlington-area workers employed in the largest sector, Education and Health Services. Our area enjoys 1.6% unemployment, versus 3.9% nationally. With a tight labor market, the total cost of labor to employers in higher: $51.73 per hour in New England compared to $43.11 nationally –the difference is roughly half and half, higher wages and better benefits. But the Northeast cost of living is also higher, in housing and food, every category except transportation: New Englanders manage to drive less or use public transit more.

Could union labor mandates on construction projects mean less affordable housing? Supporters of a November ballot measure that would increase sales tax by a quarter of 1% say it could provide more than $1 billion a year for efforts to reduce homelessness in Los Angeles County — including hundreds of millions for affordable housing. If passed, the measure would leave most developers little choice — work with labor unions or miss out the funds. What is being proposed: The measure, known as Affordable Housing, Homelessness Solutions and Prevention Now, would require that 80% of funding for affordable housing be earmarked for projects that use union labor. Supporters say labor requirements provide contractors with skilled labor and ensure that workers are paid fairly. Critics argue the requirement can increase construction costs by tens of thousands per housing unit. A re-elected ACT Labor Government will put in place a practical plan to enable 30,000 more homes for Canberra’s growing population. We know that Canberrans want more homes to buy and rent across the city and Labor’s plan will deliver the housing future generations will need, while putting in place necessary environmental protections on sensitive land. In the recent Budget, the ACT Government outlined a comprehensive land release program that will see tens of thousands of new homes built over the next four years. This includes both medium density infill sites and new suburban land that will give more housing choices, where people want to live. In addition to new suburban housing, ACT Labor will also encourage the construction of new, well-designed ‘missing middle’ housing in established suburbs. Following the development of a missing middle design guide, a re-elected Labor Government will make changes to the planning system to encourage the construction of low-rise housing in existing residential areas. More housing choices like townhouses, terraces, row houses and duplexes in existing suburbs will address a key gap in the Territory’s mix of housing types.

A huge conundrum. NYC requires workers on tax-supported housing projects to be paid approximately $60 an hour. The New York Metro is a very expensive place to live. There is a charge the builder paid much less than that. In any event, what is the impact on affordable housing when workers make $60 per hour versus $32 per hour? There are no simple answers, but we need to discuss the impact of costs, including the cost of capital, on affordable housing availability.

We're thrilled to see the initial findings from our upcoming Land Index & Housebuilder Survey covered in the Financial Times last Sunday. Our quarterly report has revealed the mounting frustration among housebuilders - 70% would prefer a Labour government due to their pro-development stance and pledge to unlock "grey belt" land. As the article highlights, many feel Labour presents opportunity for the industry and could help address the lack of long-term strategy and insufficient land supply we face today. With Help-to-Buy closed and planning, political constraints, housebuilders need strong leadership and support for increased housing delivery through reform. Ahead of the next election, builders will look for the party that can offer practical solutions over promises – with high hopes on streamlining the planning process, industry engagement, and addressing NIMBYism - which generally occurs due to a fear of de-valuing environments . Florida has 50% over the nation as a whole of workers making $17 or less per hour and, among the large states, it is one of the highest percentages: 30%. Add this to our housing crisis and it is hard to understand why Florida is a red state.
