Our Vertical Sliding Sash Windows have been used to transform a high-end private apartment development in Kent. The challenge? ⬇️ The original timber sash windows had deteriorated considerably and were just no longer fit for purpose. But, the residents wanted to retain the same window aesthetic to keep the building looking authentic. The solution? ⬇️ Kestrel Home Improvements were put in charge of the entire project, and appointed our longstanding fabricator, Mercury Glazing Supplies to deliver the best system. Mercury manufactured 42 PVC-U Vertical Sliding Sash Windows, four of which had arched tops. Each were white and included run-through horns and astragal bars to retain the original windows’ aesthetics. “The new Sliding Sash windows have restored the building’s high-end architecture and improved the thermal efficiency. What do NSW apartment purchasers want most in apartments? A recent survey by UNSW for the Government Architect NSW (2023) gives us a snapshot of what NSW apartment purchasers want most in apartments. Location tops the list with 71% citing it as the main reason for purchase. A distant second is apartment layout and size 35% followed by the apartment outlook/aspect 29%. In terms of Building design features, the number of storeys (63.8%), the Building material used (62.9%) and the number of apartments (58.6%), outdoor communal spaces (46.7%) seem to be relevant with regards to purchasers decision making; indoor communal spaces (14.8%) and facilities for residents (24.8%) don't seem to be as important. The preference seems to be for smaller buildings; less than 10 apartments (33.8% preferred), 10-19 apartments (29%). 41% of the survey respondents have no preference as to building size. Courtyard apartments (41%), Row apartments (39.5%) and Narrow infill apartments (36.7%) seem to be the most preferred building type. Tower apartments (17.1%) , Tower complex apartments (15.7%) and Shop-top apartments (9.5%) seem to be least preferred. "The city recently unveiled designs for a mass timber, modular development proposed for the corner of Dundas Street West and Ossington Avenue that would see 10 storeys of wood spring upward — not down — as well as three-storey laneway housing on what is now a surface-level Green P parking lot." "Just-released renderings prepared by Brook McIlroy architecture firm show the building at 1113-1117 Dundas St. W. will have a smooth texture with beige and brown colours, tall windows and a green roof.
