    The biggest settled site sales so far this year have been on the Surfers Paradise dress circle, where KTQ Group received approval for Seren, a mixed-use, luxury hotel and branded residence building at 27 Garfield Terrace. They sold that 2,025 sqm site, with plans for 60 hotel rooms and 60 luxury apartments above, starting at 350 sqm, for $56 million to a company linked to Hong Kong interests. The latest Colliers Apartment Market Report shows a surge in demand for premium beachfront residential development opportunities across the Gold Coast, with several transactions already exceeding $30 million in 2024. “Despite market challenges, demand for premium sites has remained remarkably resilient,” said Troy Linnane, Director of Collier’s Residential. Developers are also increasingly recognising the strategic advantage of bringing construction in-house, a trend identified in the Colliers Apartment Market Report as essential for managing timelines and costs amidst ongoing constraints in external builder capacity. “Local developers who have the experience and build solutions in place are particularly well-positioned to capitalise on these opportunities,” said Jackson Robinson, Residential Executive at Colliers’ Gold Coast.     The Abedian family, under their new development company Arium, is getting closer to finalising plans for its new apartments on the site of the former Greenmount Beach Hotel. The Abedian's spent $42.1 million on the amalgamated 7,071 sqm block, bordering Marine Parade, Eden Avenue and Hill Street, back in 2021, before going into planning mode for the prime site which sits between Rainbow Beach and Greenmount Beach and offers never-to-be-built-out views over the sand. They're subdividing the site, and will deliver the projects in two stages. Arium had 111 Design Studio Pty Ltd completely redesign the development, proposing two 14-levels with 63 apartments fronting Marine Parade. Read more below.     Two years after planning approval was sought for the three towers above Sydney Olympic Park's new metro station, the New South Wales Government has greenlit the development. The $585 million development will comprise of three new buildings, one commercial and retail tower, and two residential towers, with retail and community space adjacent to the new Sydney Olympic Park metro station. The commercial tower will be the smallest at 16 levels, not including the four-level podium, and will rise above the station. The smaller residential tower can hit 27 levels, and the largest 45 levels. The latter will have extensive views over Parramatta River and towards the Blue Mountains from the higher levels.     Diversified property developer Time & Place, in partnership with Woolworths Group, has been given the green light by the Victorian State Government for its $150 million mixed-use development in Glen Iris. Designed by award-winning architects Cera Stribley, the five-level project at 173 Burke Road will feature 60 apartments, including affordable homes - targeted at downsizers, young and multi-generational families - alongside a full-line Woolworths. Time & Place Founder and Director, Tim Price, says one of the primary focuses with the project has been addressing the need for diversification in housing typologies of Glen Iris. This project will also target a 5-star Green Star rating from the Green Building Council of Australia for the residential aspect, showcasing a commitment to sustainability that reduces carbon emissions while also reducing costs for future homeowners and business tenants. The build by Manresa Constructions Pty Ltd marks the third collaboration between the duo following One Wilson Avenue in Brunswick and Otter Place in Collingwood. The RITZ&GHOUGASSIAN-designed development, situated on a nearly 1,000 sqm site on Plant Street, comprises just 21 apartments crafted by some of Melbourne's most celebrated designers.
