The City of Lakes Community Land Trust is honored to have "The 628" recognized as a Finance & Commerce Top Project for 2023. 🏆 In order to make The 628 a reality, The City of Lakes Community Land Trust and Hope Community, Inc. leveraged their distinct capabilities and knowledge of the Phillips neighborhood and submitted a proposal to co-develop 628 East Franklin into seven long-term affordable homeownership units. A year later, with significant funding support from the City of Minneapolis and Minnesota Housing, the CLCLT acquired the property and restoration began. The 628 has now been remodeled into seven condominiums: Six units with three bedrooms and one 1-bedroom unit. The larger units (1,400 to 1,550 sf) offer families an opportunity for ownership not usually found in multi-family buildings. The building’s exterior is original brick as are many of the interior walls. Renovations adhere to Minnesota Green Communities Standards, and in the near future, solar panels will be installed to further long-term sustainability for homeowners. The CLCLT will remain in ownership of the land and ensure the homes remain affordable to individuals or families at or below 60% of the Area Median Income with each resale. Former Grafton State Hospital site planned for life sciences complex after $2.65M sale. The state agency MassDevelopment has sold a parcel once part of Grafton State Hospital to a Real Estate Brokerage for $2.65 million, as the Boston-based developer intends to turn the site into an industrial complex. The Property, located at 124 Westboro Road, was sold in a deal. The firm intends to construct two buildings with a total area of 200,000 square feet, with construction set to begin during the summer and be completed by the first quarter of 2026. Excited to get this closed before EOY for one of my favorite and longest clients. The highest per square foot value I have seen in 12 years for a vacant industrial/flex building. Cost of construction has somewhat plateaued, but they continue to be high enough to justify higher prices for existing buildings. Cost of recreation is a common theme and discussion piece for pricing industrial buildings. This CGI of the Royal Orthopaedic Hospital in Birmingham has been popping up on my newsfeed over the last week or so with some mixed opinions. It features a proposed 42-story tower alongside the Grade II-listed building, delivering over 300 Build to Rent apartments. We have a great system in place in this country to protect historic buildings, but heritage and listing rules can sometimes render redevelopment unviable and as a result, plans get shelved. I think it's really encouraging that firms, like this one, are investing time and money in plans that integrate existing buildings. And rather than simply objecting, projects like this should be seen as a way to honour historic buildings, safeguard their futures and give these landmarks a new lease of life. #regeneration #buildtorent
