The Florida Housing Summit by Florida Policy Project with speaker Nolan Gray was excellent. Main takeaways: -Growth in Florida is inevitable, we need to take actions now to address the housing affordability crisis or housing will become increasingly unattainable. -Current zoning policies are making housing affordability more difficult. -Decriminalize inherently attainable missing middle housing typologies, focus on having apartments near transit. -Eliminate minimum parking requirements; these requirements discourage adaptive reuse of buildings. Consumers should have the ability to decide the amount of parking needed. -Reduce minimum lot sizes, stop mandating the construction of mansions. -Discretionary policies politicize new housing developments; objective standards and administrative approval remove barriers to the consturction of attainable housing.

Last night, I attended the AIA|LA & LACP Roundtable Discussion on the Citywide Housing Incentive Program. It’s encouraging to see the city building on the state’s recent housing bills and even pushing housing creation further. However, my key takeaway is that the ordinance is still in draft phase. If you care about housing zoning policy, I urge you to share your thoughts with the city: https://lnkd.in/gABA8qST One suggestion I plan to share is to eliminate the hidden mixed-use disincentive on C-1VL sites. Currently, Height district 1VL on C zones allows for 45 feet of height or 3 stories. However, if the project is 100% residential, there is no story limit, allowing for 4-story residential buildings while limiting mixed-use buildings to 3 stories. Even with TOC bonuses, this 1-story penalty for mixed-use buildings remains, making them less financially viable than 100% residential projects on some of the city’s prime commercial corridors. This discrepancy needs to be addressed to encourage more balanced and effective use of these areas. #LAPlanning #Housing #Zoning

We will discuss the energy requirements for multifamily buildings, including what we currently know, what's on the horizon, and what's still being decided. We'll explore the practical implications and share actionable steps you can take to ensure your portfolio is compliant and eligible for incentives before they expire. Buildings currently in design will be "existing buildings" some day soon, and they will also be subject to BEPS. This broad regulation will impact almost all buildings over 35,000 sqft in the state. Scoping a neighbourhood plan from the outset is an important stage to kickstarting plan production. Identifying objectives and drafting plan policies and a vision can be a daunting task. With a detailed scoping stage, we help town and parish councils identify their key priorities and issues. With Wickford Town Council, we first held a workshop aimed at identifying their core aims and objectives for the plan. This session served as a crucial platform for dialogue, enabling us to gain insights into the Council's vision for future development.  After the workshop, we reviewed existing documents on Wickford that inform the town’s unique needs and priorities. Using insights from the workshop discussions and our review process, we produced a Scoping Report. This foundational document serves as a blueprint for the neighbourhood plan, outlining a preliminary vision, objectives, and potential policy frameworks. With this information, the Town Council is in an ideal position to begin drafting their neighbourhood plan. 🌟 #SSMUHCountdown Spotlight 🌟 At Small Housing, our journey through various communities in British Columbia has highlighted that the optimal way to drive affordability with gentle density development is through a homeowner-led approach. In a recent roundtable discussion with industry and local planners that we hosted, the consensus was clear: if gentle density is to really take off across the province, better pathways and incentives are needed for homeowners to develop their properties themselves, rather than selling to developers. Permitting strata more broadly is just one means of supporting this ambition of remove barriers that are reducing the viability of gentle density projects from emerging. We can see this clearly in the District of Oak Bay and their recent Bill 44 reforms, whereby homeowners can now build multiple units and opt for stratification to support ownership tenure and rental opportunities. Permitting strata offers homeowners more flexibility in catering for their evolving needs, allowing them to either stratify and sell newly developed units, or retain these units as rentals.
