This week’s Salon on Affordable Housing was really a terrific discussion about different strategies for design of affordable housing. Wonderful to share info and see the work of my esteemed colleagues. A lot of the discussion centered around how to drive down costs and innovate. And how to design in such a way that communities can accept affordable housing in their midst. My take was that affordable housing needs to happen at scale, and we need density at transit and high ground. A healthy city has a mix of incomes and uses around transit. Great walkable neighborhoods should be accessible to all. We have a defecit of 135K affordable housing units in Miami Dade county. In previous generations, designers and developers were able to design and integrate housing with dignity for all incomes. I have lived in garden apartments in Miami Beach and other places in Miami and they were designed beautifully with access to green areas and plenty of natural light. There is a pressing need for all of us designers to do better for more people and to advocate for healthier, sustainable and more equitable communities. In this, I believe the Eames motto is correct. Breaking news - City Planners yesterday approved the demolition of the Ringway. This despite the fact that; 1. The best cities in the world protect their iconic buildings 2. The proposed demolition and redevelopment will be x4 worse for climate change than retrofit. 3. No legal commitment has been given to ensuring affordable housing 4. No ancillary services will be provided for the 4000 ‘dwellings’ 5. The build will take a staggering 14 years - that’s 14 years of congestion, noise, business interruption and pollution. It’s time for planners to start asking developers to prove their value to the city and to demand changes to commercial planning applications that support a vision for the city, which provide genuine social housing, and which supports the City’s commitment to net zero.

Road to "Bavarität": In my research on crisis and disaster in the built environment, it became clear to me that vulnerability was common and the capacity to cope with adversity was lacking. A prime example for a crisis of building culture is housing. I had the opportunity, on numerous occasions, to speak in depth with actors who proposed solutions to the housing crisis. Some of these discussions resulted in publications, such as in Baumeister and Bauwelt, reflecting in particular on housing associations in Munich and the exemplary way in which they enabled participation among stakeholders. The example set by these solutions is the way participation is enacted for the production of space. For the book, I reflected on my observations and expanded them by delving into Lefebvrian thought on the "Right to the City". In my view, this right can be expanded to the arena of participative planning for response to and recovery from other types of crisis and disaster of the built environment.
