Big mistake when selling your home in Greenville: Ignoring the attic, crawlspace, and basement! Let’s be real: Buyers are NOT going to pay extra for your home if these areas are perfect, BUT not addressing them before you sell can be very costly, or even cost you your deal. Top tips to prep to sell: Remove all trash, debris, and fallen insulation. Vapor Barriers are also an inexpensive upgrade many homes with a crawlspace will appreciate. Ensure wiring and ductwork is not hanging super low or sitting on the ground and all junction boxes have covers ($.25 fix) A quick visual inspection is often all that’ necessary to identify glaring problems. If you can see if the home inspector most certainly will. Problems in these areas are often result in price negotiations, expensive repairs, and deal terminations. 🏡 Buying a home? Here’s what you need to know about property defects! There are two types: Patent and Latent. 🔍 Latent Defects are hidden issues like structural damage, a leaky foundation, or electrical problems. These aren’t visible during a regular home inspection. In Ontario, sellers must disclose these if they know about them—if not, they could face legal trouble. ⚖️ 👀 Patent Defects are visible problems like holes in the wall, broken windows, or damaged flooring. You can spot these during an inspection. Sellers don’t have to point them out, but they can’t hide them either. 🚫 Always consult with a qualified home inspector and ask the right questions to protect yourself! Want to sell a house with a cracked foundation? You might be worried that you won't be able to sell... but the good news is that you CAN (so long as the cracked foundation is disclosed to the buyer and they agree to purchase it "as is"). But... just how bad is the damage? That depends. A cracked foundation is simply a result of the foundation settling and moving along with the soil. More problematic signs include... - Gaps in the foundation walls - Misaligned doors or windows - Large cracks (> 1/4") - Leaning chimneys - Diagonal cracks in brick walls A cracked foundation is not always a deal-breaker for home buyers, but it definitely needs to be repaired before putting the house on the market... ... IF you decide to sell the home the traditional way, that is. Fortunately, you don't have to sell the traditional way. You could sell your house as-if for a fair cash price and not have to make any repairs to it whatsoever. Wouldn't that be convenient? You could even pick your closing date, not pay agent commissions, and avoid closing costs. How? By giving us a call at 469-306-1737. We can make you a fair cash offer within 48 hours. And there's no obligation on your end to accept the offer we make. Give us a call at 469-306-1737 to get started!

The biggest red flags when buying a home: 1. Cracks in walls or uneven floors can signal costly foundation problems. 2. Old wiring isn’t just inconvenient; it’s a safety hazard. 3. Musty smells or water stains could mean hidden mold or ongoing leaks. 4. Leaks in the attic are costly to repair and can cause further damage. 5. Low water pressure or slow drains might indicate serious plumbing issues. 6. Declining property values or many homes for sale could indicate problems in the area. 🏡💲📍 Homeselling Tip: Make necessary repairs. If you want to get the best price for your home, you need to make the necessary repairs. Your real estate professional will be able to help you determine what is an "essential" repair versus a "nonessential" repair. For example, a leaky roof is an essential repair. Another thing to consider is a pre-listing inspection so that an inspector can tell you what needs to be fixed before listing your home. They will be able to identify problem areas ahead of time so you don't risk failing a buyer's inspection or getting a low appraisal value. #SellingYourHome #Tips #MakeRepairs #PeterDeLuca #TucsonsREALTOR

Behind the scenes: Here’s how I prepare sellers for inspection day! First, I ensure the home is sparkling clean, from top to bottom. A tidy home sets a positive tone for inspectors. Next, I recommend sellers fix any minor issues like leaky faucets or loose doorknobs—these small fixes can make a big difference. I also gather all necessary documents, such as warranties and receipts for recent repairs, to showcase the home’s maintenance history. Finally, I advise sellers to provide clear access to all areas, including the attic, basement, and garage, making the inspector’s job easier and more efficient. Share this with someone who might be selling soon! #HomeInspection #SellingTips #RealEstateAdvice

Here's a quick few tips when thinking about purchasing a home as a first-time homeowner. Get pre-approved so you know your budget before you start shopping. A seller and their agent probably won't even let you in the door to see the house without this first. Drive around and look for points of interest around your neighborhood and see what it feels like. Look at the shopping centers and schools in the surrounding area. Observe closely the home you are viewing. Look for any issues whether it be electrical, mechanical, or any other sort of problem (leaky pipes, mold, etc.) Don't skip the inspection either. Remember, there is ALWAYS something wrong with the house. Consider the resale potential of the property as well (property values here in CO have increased dramatically over the past 5 years). Factor in any HOA fees, prioritize must haves, and don't rush the process. #firsttimehomebuyer #realestatetips #homebuying
