Prepared by Colliers Japan, this report offers insights into the Grade A office market across Tokyo's major 5 wards (Chiyoda, Chuo, Minato, Shinjuku, Shibuya), based on meticulously collected data and in-depth analysis. While new supply declined from the previous quarter, net absoption remained at the previous quarter's level and exceeded supply. New properties were completed under relatively favorable offer conditions, and vacancies in existing properties were filled, resulting in a decline in the vacancy rate. Rent levels continued to rise from the previous period, and market conditions remained firm. It’s been two years since I waved the Netherlands goodbye 👋 What a big step! The Netherlands has been my home and success hub. 13 years and 5 months working in International Marketing in Coffee, Baby Food, Consultancy, Transportation. Nearly all my working life! And then: sold everything, packed the bags and off ✈️ Since, I have been working hybrid as Fractional CMO for businesses in Netherlands, Germany, Switzerland and UK. I love both, working as Fractional CMO and also working hybrid (combining my home office with regular team meetings). But I have to say: so many changes! Quite a big adventure! Would you dare? After #EXPOREAL in Munich last week I am in Singapore and Hong Kong this week to meet clients. Germany is obviously still an attractive place to invest and many of our clients in Asia are looking at opportunities to buy. At the same time some of our Asian clients are facing challenges with their existing portfolios in Germany (of course, in particular office) and are looking to #restructure, #reposition, #refinance or sell. I’m also talking to many fund managers who are looking to raise German institutional capital for their funds and need to deal with the German tax and regulatory requirements. I think all this market activity is very promising and is just in line with what we have seen at EXPO REAL last week. Looks like the transaction market will continue to pick up whereas there is definitely still a need for market adjustment and consolidation. While not all companies have to have employees meet face-to-face to ensure output, less frequent face-to-face interaction between employees puts a city at a productivity disadvantage relative to other global cities.
